what are the best PPC key words to use to direct motivated sellers to your website?

The best keywords to use depends on which topic your site is about. For example, a site about "Stop Foreclosure" should have keywords like "stop foreclosure", "avoid foreclosure", "behind on payments", "delinquent mortgage", etc. and not keywords like "problem rental", "flood damage", etc. Use keywords in your PPC campaign that are relevant to your site.

Best thing to do is to have several sites about specific topics. Have one site about "stop foreclosure", one about "we buy houses", and maybe one about "sell house fast". Then have relevant keywords that are specific to each website. Works for me.

Its definitely going to vary for your area, but the most common term is sell house with your cities name. Some other good ones are pretty obvious as well. Like sell house fast, and so on. Try to use your local city name in some, it will cut down your price a little since it will be more targeted.

One can also use the google adword tool. Type "keyword tool" in google, then type motivated seller. You will see how many searches are done for the keyword. The more searches the higher the cost. The longer the keyword phrase, the less money paid. Motivated seller Brooklyn is less money than motivated seller. The longer the keyword phrase the more specific or targeted the search will be.

The best keywords will likely cost a lot for PPC. I would focus on some "long tail" keywords that align with your particular business.
