Is it lawful or unlawful?

For a person or household who own a detached SFR house in California, and looking for help to pay their mortgage in exchange for providing 1 private bedroom with private bath, but shared kitchen, to indicate in their ad and/or orally any such preferences in their ideal housemate(s) for:

1. ONLY ONE PERSON?

2. ONLY ONE SEX/GENDER?

3. NO PETS?

4. NO KIDS/ACCOMPANYING MINORS?

5. ETHNICITY/RACE?

7. A QUALIFYING LANGUAGE? (IE, 'WE ARE ALL DEAF MUST KNOW ASL' OR 'SOLO HABLAMOS ESPANOL')

8. A DISQUALIFYING HANDICAP (IE, 'STEPS THROUGHOUT NO WHEELCHAIRS PLEASE')

9. NO OVERNIGHT GUESTS

10. A SOCIOSEXUAL REQUIREMENT (IE, 'MUST BE OKAY WITH BISEXUAL HOUSEMATES')
