There is a guy out here in LV that has created a kind of Lease Option MLS. He gets investors to to pay (liek $300 per month) to join his "network" on a monthly basis. He has a web site and they share the lease options they find. They do not get involved in collecting payments, they just match buyers and sellers and receive half the option money..... then they are done. Any other cities or regions this type of model is working in ??

The concept is called a co-op assignment. You match a motivated seller with someone who is looking to lease-option and just act as a middle man, collect half the option fee, and go on to the next one..

I plan to use this method in 2009; seems safer than a sandwich lease option deal.

Yep..that's exactly what it is really. And of course the more expensive the home...the more $ for you. Some people don't even split the fee with the sellers.

Ok... so if you get the option fee, is it not applied to the down payment when the t/b exercises their option? How is laid out in the paperwork?
