I saw something similar to this scenario but not quite. I have never done LO before but I am attempting it. I have several great properties that are listed with realtors but are price below market value and are not selling. The houses are all in great locations but are not selling for cosmetic reasons. One house is painted this bright blue color and another painted bright pink and super cluttered. I think both houses would sell if they just had some minor changes made to them.
How do I handle the realtor? First, I have offered to pay the realtor 1/3 of the fee up front. However, since its listed, how would I be able to advertise the property to find the end buyer? I would not be able to relist it so it wouldn't get the exposure to the mls.
This is a new way of buying for me so I am just wondering what the best scenario would be. Ultimately I would like to get the property under control, make the changes and then sell it instead of just finding a tenant buyer.
