Hi All

I have posted some queries in the Houston Group forum about 8 days ago, however there has been no responses and the group seems dead :-(

I have been an active real estate trader in New Zealand since 2001.
Our main strategy is to make low ball offers on REO single family houses in first home buyer neighbourhoods,
rehab and sell them to owner occupiers. Our backup exit strategy is to refinance with long term funding and rent the properties.

I am trying to find what zip codes / suburbs are the first home buyer areas in Houston?

Houston is a huge town, and cheap first time home buyer type properties can be had in most zip codes outside of Beltway 8.

Beware of Royce Homes leftovers. They abandoned several neighborhoods that are 10-20% built. They look like b- horror movie film sites.

So, come on in, the water is fine. I bought my first about a month ago, and scour MLS every day for the next.

Im sure you are aware, but flood insurance is a good idea in Houston. I dont care what the maps say, everything can flood in this town, given the right amount of rain.

Try Teal Run, there are a lot of deals to be had there. Katy. The 3rd ward area is transitional but you can find some steals in there also. Hopes this helps.

The technique I use is rather unique.
I start here at the bottom

Then I email agents asking for a 35% reduction.

As for area....you've got to know the city. There's alot going on with changes in the infrastructure.

Depending on price point, I recommend purchasing in traditionally strong areas. There's pockets in the city that have continued to do well inspite of recent economic woes such as The Heights, Rice, Memorial, Rice Military, Parts of Katy, Galleria, Oak Fo
