Dallas Fort Worth Income SFHs

I'd be interested to hear from anyone investing in the DFW area, for SFH income properties. I've been looking at mostly foreclosures in areas like Arlington, where the price point makes sense. My only reservation, is vacancy rates which seem quite high, but I'm guessing that is more seasonal, that over-supply. I'm wondering whether it's worth holding off until the new year. Any input welcome.

What part of Arlington? How do you know vacancy rates are high?

I haven't had trouble with vacancies. I've had turnover recently, but re-leased promptly at the same rents. I'm not in Arlington, but l do like it for buy and hold.

Not specifically Arlington, but other areas as well. I know because a property manager told me, but she said normally it is not this high. As I said it must be seasonal.

I'm not familiar with DFW, so can't speak knowledgably on the areas, but I was looking in Arlington, Mansfield, Burleson, and FW.

Try looking into Multi Units Duplex or better Quad; less vacancies

I have properties that I manage and rentals that I own. I am actually seeing some of my best occupancy in quite some time right now. I have had two new property management clients in the last couple of months due to their previous company not being active in trying to lease their properties out. Keep in mind that the company that you asked may be one of those. With the investors that I have spoken with, they are all reporting high occupancy rates right now. I have two buyer investor clients right now that we are about to put offers on properties for them.

Great time for buyers. Still a bad time for sellers.

Lee, funny you should mention that. I have just given up on a property management company in DFW. They wanted back to back contracts on their REOs, and were a little uncompromising so I am looking for someone else ...an established company with a track record.
