Internet Leads are always sold to multiple clients. You will be competing with many others when you contact these leads. I've found it to be ineffective and tedious.
i am an investor in south jersey who buys and sells under market.
What type of properties are you looking for? Do you rehab, if so , to what extent? Are you prequalified and how fast can you close a deal?

I signed up for a service that provided leads from TV ads. It didn't work because the TV covered a 13 county area and most leads were out of my target area.
Don't like them, seem to all ways be a skam, never gets anywhere, and I have all ways heard bad things about them!
I am pretty amazed at the posting on this thread about internet leads. I would consider myself an expert on internet leads, but only because of experience. I have found internet leads to be the best leads I can find.
Here are a few reasons I choose to use a website targeting motivated sellers as my number one lead generation source.

2. You can target your local area. Your target area can be as large as a state or as small as a neighborhood.

4. Another great benefit of generating motivated seller leads from a website; some times you are the only person the motivated seller contacts to receive an offer on their house. Simple law of supply and demand. If the motivated seller is only receiving an offer from you, you will get a great price for the house. [/list:u]
Here are some tips if you want to use a website to attract motivated seller or buyer leads.
I would recommend using a website that is already set up. For one it saves time, you can have a website up and running in less than 24hrs. Perhaps the largest reason is because you need a website that is built correctly. By built correctly I am referring to SEO (search engine optimization), and the website programming. I too often see people trying to build a site by themselves and compete with highly optimized websites. Unless you make it your job to create a great website, you will always be behind your competition.
The things you need to watch out for are the price you pay and how leads are distributed. When I started getting leads from the internet I was paying over $2,000/month for the leads in my area. Granted I was signed up for multiple websites, but still that is a lot of money. I quickly found out that some websites are just out to get rich off of other people. and others are very over priced. If you are signing up for a website make sure the leads in your area are only distributed to you. I also would not sign up for any website that charges a sign-up fee.

If you want to get started buying houses and you do not want to sign up for a monthly fee. Sign up for a free account at multiple lead broker sites. Then when you see a lead you like purchase the individual lead. This is how it all started for me. My 1st lead cost me $35. I was the only person the motivated seller was contacted by. I made over $15,000 off of that lead by flipping the house. That is why I like internet leads so much.

Sounds like you are a busy guy! Are you a full time real estate investor? I went to the site you mentioned, and it looks like it would cost me $7,900 to get their package. Too rich for my blood, but thanks anyway. Maybe after I get a few more deals under my belt.
Yes sir, very busy indeed. My main goal is finding buyers as the deals come quite frequantly here in Florida. I'm sorry, foreclosures daily doesn't do Minnesota yet. There are ways around the buying of the entire program and you can buy only the counties that you want.
Letters and post cards work well if they are prepared well. Thats going to get you the most bang for the buck.

My wife and I are currently looking into starting a Birddogging service (at this point, we don't have the time to take on more than a birddogging type of role) and are interested in ways of finding the best shortsale prospects to then pass on to wholesalers and rehabbers.

Don't bother buying those lists. By the time you get them, the property owners have already been overwelmed with phone calls from investors. You need to find fresh preforeclosures to get to the property owners before other people.
The problem isn't with the list it is with the Investors who don't know how to close...
Your presentation to buy at a discount starts with your marketing... Then it is carried thru the call capture finally resting with your ability to get a contract signed.

Does anyone know of a list site that will provide targeted lists (that are not a scam) like:
- Owners of houses who have owned thier homes for over 20 years (posssible repair problems so they might sell for less, or possible free and clear owners who might sell for terms)
- Non-owner occupied (burned out landlords)
Then one could do a direct mail campaign. Maybe a site even does the mailing for you or priovides a list you can mail merge yourself? Any such suggested sites you have already confirmed is real and not a scam?? Thanks!
