I want to start leaving letters at abandoned or empty homes in an attempt to reach home owners and I was wondering if anybody that had applied this strategy had an example letter of this sort..

I was thinking to just write to call me in case they are willing to sell, but then again, without a properly written letter, this might backfire as people might not understand my intend.. so before I write one of my own, I was hoping to hear some suggestions , so please share if you know anything about this topic.

It doesnt matter what the letter says if you leave it at an abandond house...

Send the house a letter with a forwarding address requested on the envelope and see if there is a forwarding with the post office.

Interview the 5 neighbors... and then Leave a for sale sign...

You wouldn't believe some of the information you can get from the post office. Especially since a good chunk of it is public domain info.

" Forwarding Address Requested" is all you need to put on the envelope and it gets forwarded to owner?

By the way, I don't live in the US and I checked with the local post office here, but they would not give me any information whatsoever, no forwarding address or anything..

So, I tottaly agree with Michael_Quarles when he said:

But I would still like to hear something about the content of such a letter, let's say the home is not abandoned, just empty and you don't know who's taking care of the place.. you would want to leave a simple note, what would you write ?

There is much better way to do this. All you have to do is go to the local tax assessors website to find out who owns the property and where the tax bill is currently being sent. Then you would direct mail the owners. If you still can't located them hire a skip tracer to find the owner.

What is your home country? The profile shows AN but I am not sure what the abbreviation means.

AN stands for Antilles, that's the Netherlands Antilles, I live in Curacao, one of the Islands in the Netherlands Antilles

I've been trying to find out how to find sellers who have vacated their house. I send out letters to owners in pre foreclosure. As Michael says, I write " Forwarding Address Requested in the lower left corner of the envelope. When I send out forty letters, I get a few calls. I also get about five letters returned. Out of those, one or two will actually have a forwarding address, so I can send another letter there. I guess some people get freaked out and decide to move prior to the foreclosure. Some don't. I check the tax assessor site to make sure I am sending the letter to the correct address of the owner in the first place. But how would you suggest running down the ones who have vacated, left no forwarding, and have about 60 days before the sale? Thanks, Mike

Interview the neighbors.

Put a For Sale Sign in the front yard.....

Michael. I know you are a bold guy, but are you saying you put a sign in the front yard as if you own the property? Id it one that refers to that particular property, i.e." Rent-to own" or " FSBO" , or do you place a sign that says " foreclosure for sale" or what? Seems illegal, but intriguing...

Technically it is illegal. You are trespassing. The actual risk is likely low unless someone wants to make an example of you.

I have heard of the idea used to good effect before.

You have to be clear to anyone who calls that you are not selling the specific property. Watch out for a fraud investigator trying to see if you are trying to sell the place without disclosing that you do not own it.
