Hello All, Have been a lurker here for awhile then it dawned on me. There are many REI'ers out there that have websites (probably paid a pretty penny for some) but received Zero Training on how to properly market it to hit their target markets. How to identify the hungry crowds, and more so how to feed them. Sound familiar? [POST EDITED BY ADMIN - THIS THREAD IS NOT THE PLACE TO SOLICIT BUSINESS.] I look forward to the questions. I would stick to (and personally use) the big three in the following order: 1. Google (The Best, has largest reach) 2. Yahoo (Pretty good place too) 3. MSN (dont go below this one) Start out with google and replicate campaigns on yahoo and MSN after you get a winner campaign going. If you Seo your site it will automatically show up on all of these and more. Now bear in mind, you really need targeted keywords. One of the biggest mistakes people make with keywords is relevancy. Google is huge on this and Yahoo just jumped on board. If you just open a campaign and throw in a thousand loosely related terms that funnel traffic to your home page, you will be penalized and charged a higher cpc. Try to keep your keywords ultra targeted to the exact page you are sending them too. For instance, if you have specialized services in the foreclosure arena, then all foreclosure related keywords should link to that page, not your home page. If you have services regarding lease options, again. Send all lease option related keywords and keyword phrases to that page, not the homepage....granted that got off topic a bit, but it will help your advertising budget keeping everything relevant. You dont want to send your paid for traffic to your homepage and hope they can navigate it to where they need to be. And then there;s the opt in....jeez I could go on forever. Bottom Line, those three are the ones you want, keep relevancy in mind and your wallet will thank you. Good topic. FYI - I had one issue with my site where an online function didn't allow google to search keywords within a specific area. This was a huge SEO issue. Got it fixed in the meantime but watch those automated functions to insure that they don't hurt your SEO efforts. |

SEO is another crazy beast. Most issues will arise when FREE Templates are being used. The average person doesnt know how to alter the html and if you have one simple line of code in there teling the google bots not to crawl your site, you will not get indexed. So unless you have a way of getting an insane amount of quality backlinks (unlikely), then your online venture could be unsuspectingly sabotaged. Next time any of you are on your site and curious, click on the View tab on explorer, click on Source, and check your Meta Tags for any sort of code that says Google Bot " no follow" , this will save you some headaches. Now bear in mind this is a small portion of SEO but something to look at. BTW, the No Follow command is generally used on sites where privacy is desired, think along the lines of a FREE Download page you may be offering, or a private memebers area. You dont want these pages showing up on the google organic searches and having unqualified guests. Whoa, yet another rant, sorry for that one.... Best Regards, Chris |

As previously stated SEO Stands for Search Engine Optimization. Essentially this is making your Website relevent to keywords you wish to rank for in the organic searches on search engines (unpaid searches). So for instance, if you wanted to SEO a page for Real Estate Investing, you would create a page that has relevant content, relevent title tags, header tags and tagged images. This type of optimization is known as On-Page Optimization. Another form of optimization is Off-Page Optimization. This type consists of getting quality backlinks to your site from high page ranked websites that are related to your niche industry. Using the real estate investing keyword example, you would want a backlink from a real estate investing site such as BiggerPockets.com. However, a simple http link is not enough, the particular keyword you wish to rank for must be hyperlinked to your page for ranking. Make sense? Sorry if that was confusing, but that last little bit of advice concerning the hyperlink is the magic to backlinks. Too many people miss that little gem. Hope this helped, Chris |

These are some big questions, but here's a down and dirty explaination. 1) How would one go about finding the key words best to use? To find keywords you must think like your prospects. Try and step outside of yourself and into the shoes of your target market. For instance, someone facing foreclosure is going to have a different mindset when looking for relief as opposed to a REI looking to help foreclosure victims. Keyword tools can be used to cultivate ideas, but unfortunately they dont have emotion. Use tools to generate ideas, but use your noggin to see if these search terms are coming from your target market or not. No matter what they may claim, keyword tools are not all that accurate. Another thing you can possibly do is do is go to yahoo answers and search for people facing foreclosure and what they are asking, what terms are they using, what emotions are they feeling. After this position yourself in front them and help them out. when you understand your target market, the rest falls into place. 2) What opt in form / email marketing services do you like or suggest? The autro responder service I use and recommend is www.Aweber.com. I have tried Shopping Cart, Get response, and a host of other free services that had poor deliverability. Aweber has by far the best deliverability and in my experience is extrememly user friendly. For most of my ventures I go with a straight opt-in form. I have found pop ups, pop unders, and the like dont seem to have the same effectiveness as they used to. Just put an inline form with a clear call to action and you should do fine. The key is to try out a few methods and see what converts best for you and your situation. 3) How does one get help setting up a Google campaign? One of the best places to start are the tutorials that Google actually provides. There are also all kinds of manuals out there that will teach you all you need to know about the adwords game. The thing with adwords is not to rush in, you can get burned, I have seen horror stories of people bidding on a broad keyword, not setting their daily limit correctly and losing $2000 in about 3 hrs, and to boot the destination page they were sending all this traffic to was wrong! So yeah, as with anything, take your time, learn it right the first time and it will pay dividends later. Also, if you have any more specific questions you can shoot me a PM. Almost forgot, in response to you wanting to build a buyer and seller list. Dont forget you can use offline marketing to drive people to your opt-in list. For instance, run an ad in the paper along with all the " We buy houses" type ads and drive them to an autoresponder. This way you capture the lead and provide your full contact info in the response message. Its sort of a two for one... Those sections have tons of both investors and regular joes checking them out, and with email a less intrusive media (believe it or not some people are uncomfortable with actual talking) many people find the written word much more engaging...thinking outside the box like this will get you tons of leads to your lists. I wanted to make everyone aware I have heard recenlty that SEO with meta tag keywords & descritpions don't work anymore with the major search engines. I have a very good friend who actually does SEO & PPC, I asked her about this information and she agreed. If anyone is interested I can give you her contact information. She actually optimizes your website and you can predetermine how much you want to spend every month on your PPC. The other really great thing is her program comes with lead capture information. So you can track people and even have their information. By the way I'm in the process of getting a new website so please don't judge my site yet!!! Got to love the internet!! Twyla Craven |

Meta tags are still alive and well. Now, will they get you automatic search engine rankings in google? No. But try whipping up a website for real estate investing with meta tags for a personal trainging site and see how relevent Google finds you. Its pretty simple. As previously stated, this is a small snippet of SEO but an important one, especially if you are going to use PPC to drive traffic. When google and yahoo run their algorithims on your ads to determine your keyword relevancy and your keywords dont match up with your content, tags (description, keywords, content), title, headers, etc then you get whacked with about $1.00-$10.00 bids as the bots deem you unrelevent. However, (and I have seen this time and time again, go back and fix all that and your bids magically go back down to <.10 cents....so yes it does matter. This Meta-Tag death rumour has been around for years. Mostly due to the olden days where you could stuff the tags and get tons of untargeted visitors to your site. Google is all about the users experience and constantly changes their search algorithms to make searches as laser targeted as possible so you dont type in real estate foreclosure and end up at Captain Mikes Seafood Hut.... PPC is not a big mystery, read googles/yahoos rules and watch the tutorials and thats all you need. These systems have all the budgeting and controls included, you just need to learn how to use them (Hint: its easy!!) Lead capturing is nothing more than an auto responder, aweber rocks, but there are others...your best bet is to capture your own leads as you know who you want to target. Sometimes these things are framed as big mysteries when in actuality its all simple, you just need to front load your time to learn it. Take REI for example, when you started did you know how to do it off the bat? nope, had to learn a little, get scammed a few times, then realize you just needed to sit down and learn a few things before you could close your first deal. Marketing on the internet, setting up websites, optimizing websites, its all the same...before outsourcing you should run through it your self, else how do you know if your getting what you paid for? Whoa what a rant, sorry....food for thought I guess. In response to the comment made about SEO not working anymore, that is totally false. Organic optimization CAN be done absolutely, it has just become a very difficult and expensive thing to do. PPC is definitely considered the easy way but can be less effective because people do recognize that it is sponsored. Real organic SEO results can be achieved but at major costs like 20-40k per year or more depending on what you want. It can also take years to achieve the desired results if done correctly. Many companies offer SEO inexpensively but be wary as optimizing your site for quick results and incorrectly can get you penalized and/or thrown off google and other engines. PPC is the easiest and most inexpensive method of advertising if done correctly. |

Good post Benjamin, I totally agree with what you said. There are other methods out there that are free that leverage the SEO advatnages of certain websites. Article Marketing is the most popular that springs to mind. Though this is a FREE marketing method, it can be labor intensive...Does outsourcing spring to mind? That being said, if you run the numbers, learn to do it right, monitor, track, and test your results. Then PPC wins hands down, the unfortunate part is the learning curve, which at times can be expensive. Again, Good post Benjamin. Regards, Chris |

A simple way to find targeted keywords is the following: You are the consumer. What would you type in google for a given subject? I want info on bank owned homes in seattle. I might as a consumer type any number of the following keywords - and remember many people are now using long tail keywords to dial into more accurate results. bank owned properties seattle
and etc.... plus there are online keyword sources you can use to develop keyword lists. Another way to help is by looking at your site stats and see what type of phrases people type in when searching and than build off those phrases. I highly recommend using wordpress as a platform as you can create content easily and if you use the correct themes which have been scrubbed of spam links, etc... the optimize very easily for the spiders. It is very common for my sites to be on page one of google within 4 hours or less of a new post made. I also have a drill I go thru for each post that gives it a bit of " power" . But, needless to say it shows how much the spiders love fresh content. Make each post title your exact keyword phrase. Make sure you are using a wp theme that is structured to optimize well. Not all do. Do not expect to get on page 1 with a competitive keyword without a bit of work. That is why you want to go after keyword phrases and long tail keywords. You will have a hard time ranking for " seattle homes" without quite a bit of work in the SEO channels. But, once you start naming subdivisions in seattle your work becomes a bit easier. Than, I will also use a tactic I call keyword concantonation and that so far has been a real powerful strategy. It is not the same as a phrase or a long tail keyword. It is the method the site is setup that causes the effect. Than, when making a post the full force of this strategy comes into play. Oooh...there's so much more but that will have to wait for another post. In the meantime chase down less competitive. The engines are very savvy to spam sites going after major keywords and they have plenty of technology in place to slap someone around. You may get a fews days in the sun and think you hit a jackpot until you find your site has dropped out of view for that term.. That's when you have to earn your way back to the game.
