I am looking to put some money into marketing. Ive looked into signs, direct mail (with data from melissdata.com) etc.

I am wondering what marketing is best for starting out. Signs are illegal in my city. People still use them and get away to some extent in the rougher areas. But I don't want to dump a bunch of money into signs to be have them taken down, and potentially fined.

Ive used craigslist but have only got in contact with other investors, and have not had motivated sellers contact me.

I was wondering what is a good starting point for marketing. I have about 500-700 that I would like to stick into marketing (Just as a starting point over the next 2 months). I just want to make sure my initial marketing campaign money is used wisely.

Also, what email marketing system do you all use? I was planning on using constant contact, but am researching others. For now I am just using my email list I compiled and put everyone in the BCC column.

Dollars for Dollars I feel Direct Mail is the way to go. However I do not get my data from MelissaData, there are several local providers here in Chicago that provide Notice of Default lists, Probate lists, etc.

As to an e-mail system, I really like iContact.com myself.

Use direct marketing and use letters.

Make sure that you have several steps in your letter process....such as mailing the same list a total of 7 times every 30-60 days. If you only send letters out once, then you are wasting your money.

Make sure that you have a " quality" letter that hits all of the hot buttons of the prospects you are targeting (landlords, probate, free and clear.)

I checked out icontact.com They only allow 6 mailings per month. I don't like that restraint.

Right now im more stumped on getting my DBA name set up. Everything I like is already registered

These are ones that are available that I at least somewhat like that arent registered

foundation home solutions
city property solutions (this is prob my favorite, but I feel like it mentall restricts sellers to thinking I only deal in the city, even though it would be my primary target)
baltimore area properties
fundamental homes
rooted investments
foundation property solutions
pillar home solutions

Any thoughts... ?
I know im putting way to much thought into this, but it will be my brand, so I do want it to sound good.

I echo other posters in this forum, direct mail, constantly and routinely.

However, make sure you measure the results.

For email, I use Aweber and constant contact. I think aweber is superior, however it requires double opt in, meaning that all subscribers must verify their request to opt in.

This results in a very high quality lead, however, it makes it slower to build your list...but that's the price you pay for quality.

My 2 cents...

Bandit signs definitely work! Invest $100 and put out some signs in high traffic areas of interest. You'd be really surprised who calls off of bandit signs. Make the message stand out. If I can make a deal happen per month off of a $2 sign, I'll gladly pay the fine (in advance, if they'd like).

A dollar bill sized yellow page ad typically brings in several quality deals for me per year.

Other marketing techniques? I still have mailing campaigns in place but in a crowded market (like Baltimore?) I'd prefer to pick up the phone or get face to face with highly targeted leads.

It saves a lot of time (typically) and a ton of waiting around for the phone to ring.

As far as email marketing goes...most sellers I deal with don't even own computers.

Direct mail, bandit signs, yellow page ads, newspaper...

First, I see a lot of people saying they don't want to waste money on marketing. You're mind should change from having to spend money on marketing to how can I spend my money wisely.

My first year using banditsigns cost me $7,600 and I brought in $54,000 in pure cash. Direct mail brought me less cash but much more equity. So you see my position...

What should I do my second year?

You know the answer to that question... it depends. What are looking to accomplish?

I find wholesaling leads are much better found from bandit signs and newspaper ads. What does your business need?

Everyone knows the lesson......the more marketing you do, the more money you will make.....I will gladly spend $20,000+ on marketing because I know it will make me a comfortable six figures.

One option is to scroll to the top of this page...a nationwide list broker advertises there.

Or use the search engines to expand your results.

send your prospective clients a letter, ads, do classified ads posting... make sure that you will submit your ads to a high ranking site,,,

you can try auto submitters and mailers what's important is that make your ad as interesting as possible to attract possible clients
