How do I generate more leads that I know what to do with in the area of short sales? I don't know how to convince RE agents. I visited Craigslist and no luck.
Please Help...is there a free site or blog?

Do some research in the Real Estate Marketing forum here. There have been several discussions fairly recently on this topic. Direct mail, door knocking, and calling, all to people who have had the NOD (or whatever its called there) filed. I've heard of getting late payment lists from the credit bureaus. Bandit signs seem popular, too.
Late payment list from equifax is good if you can afford it. Also there are a couple of programs that are updated regularly with county records. one ive tried is propstream..its ok but there are better ones out there and usually you can either get them through a real estate school (rob allen etc) or by just googling it
There are lots of free sites that can help you... google it...joining communities like forum helps a lot too....
I stopped working short sales as a business model last month. Not because of lead flow. But what I have found out is that direct mail has a lot of competition. Meaning that every bill collector, attorney, etc and maybe an investor is trying to contact them. The best way to get them is to go knock on the door.

When doing short sales you don't want to have to convince any RE agents or work with them at all. You want to deal directly with mom and pop homeowner.
Make sure you really want to do short sales....they are a pain in the butt and a tough way to make a living. Wholesaling, lease options and sub-2 are more reliable because you don't have to wait for any 3rd party approval to close a deal.
Jason, I found short sales to be VERY easy for me. It is the Lease Option I find to be hard.
Anyway, my main thing is getting more leads in the pipleline through RE agents and knew thru emails from CLs seem to work for me.

I find using Ch 13 Bankruptcy are the best bet esp when an avg of 80% of owners in distress file BK before it's too late. The Negative is you'll need to deal with an extra person, a trustee to do so.
