Hi Jeff, I just signed up here, and for me the road started with my new Blog Site. I am working with a few clients from outside the U.S. now, and they all use the Internet to search. As I progress in this, I will let you know what I learn. Good Luck...
Thanks Daniel. I'm curious how you ended up hooking up with these few clients you mentioned. When they use the internet, is there a particular website or search term they're using, do you think?
Looking at your bio, you seem to be doing fine. Are you looking for Investors in general, and in broad terms, International Investors? I have a blog, and one gentleman found it, and then I got two more calls. I think he might have passed on the info, or I got real lucky. Also, "Craigslist" has most International Cities now, you can join groups there and run posts. I so far stick to Buy and Hold for long term gains and rent income. A mentor has kept me from fix/flip because you can get wiped out. One really bad deal, delays, prolonged holding on the market while you pay taxes, Ins., and mortgage can really hurt. Then, when you sell, commissions if you use a realtor etc... I tell myself everyday "Stick with what works..."

I'd love to continue accumulating properties on a "buy/hold/cash flow from rental" strategy, but am tapped out so far as using my own funds for purchase (plus, having so many properties, cannot qualify for loans). That's why I'm trying my hand at a rehab/flip project. However, I take your cautionary notes to heart (& cross my fingers this first project will make me money).
Daniel I to agree with you. I am a buy and holder in the Charlotte, NC area. But I learned something about 1 1/2 yrs ago.
I now pay cash for my buy and holds. How you ask?
For every 3-5 wholesale deals I do I buy 1 or 2 buy and holds for myself. Oh yes it is happening. I am very good at what I do and it has created me a great life.
I have helped many people understand the value of leverage. See here is what I mean. See Jeff is not leveraged well. It can not get any money and he owns property that is great.
See if I need cash I go and do a commercial line of credit on several of my properties and now I am my own bank. Lending to myself and paying myself for the money that I use. VERY POWERFUL stuff.
Jeff you are going about it the right way, but like many they have to understand that flipping properties is what has gotten us into the mess that we are in today.
MY QUESTION: What happens when you fix this property and can not sell it. See you must always look at the other side of the coin. Work on your leverage stragedy.
Meaning find some other teachers or colleagues who would be interested in what you are doing. Talk to them and then find a good wholesale deal for them and sell them the deal and walk them through the process. This way you have created another relationship and everyone knows someone.
