I must let ya'll know that I got this info from another investor site, but they have worked ok for me.

My Top 3 are:

1. Craigslist (Buyers - Sellers - Renters)
Craigslist is King, no question, but such a pain in the butt with all the flagging from competitors. Howver, It is 100% worth it once you figure out the ways to use the site effectively.

2. Backpage (Buyers - Sellers - Renters)
We call it Craigslist Lite, as it does not have near the traffic, but still a great site.

3. REINusa.com (Buyers - Sellers)
This site has been very good to my company, we have put together quite a few deals from properties we have promoted on their site.

Now, you must still have what the folks are looking for and be able to write great ad copy to attract them.

I credit my companies success to the quality of our rehabs, the value in our deals, and the professionalism of our team. Without that, even great advertising will only create below average results.

I use Kijiji often. We receive lots of replies, but I have yet to get a buyer that closed. Lots of investors wanting to put option contracts on the properties. But, I do have a friend that has sold several properties using Kijiji.

I've had the best response for renters from Kijiji. I never seem to hear from anyone from Craigslist (for rentals).

thanks everyone for the sites. I set up a new folder in my bookmarks and added all of these sites to it. Now when I start my postings I'll have a whole list ready to go whoo hoo!

Oh, can you guys also post the emails that you email to fsbos and landlords when browsing through the ads on these sites for leads? Also a script for what you reply when getting people responding to your own ads would help too.
