Yeah, but theres alot of diffrent options for which list to mail to, and im trying to see whose had the best experince with what.
Matt, I hope I am answering your question correctly as I am not sure if I understood it right.
You can send mailers to probate properties (search the court records or even look in obituaries), divorce records and foreclosures. I have had the best of luck with probates and foreclosures. Divorces are good too if they have owned the property for a while because there is more equity.

Stephanie, are the addresses listed in the obituraries? If not, how do I go about checking court records? How do you find addresses of people getting divorced?
The best list to wholesale is the absentee owners list.
I have great success with direct mail. In fact I have tried many types of marketing and find that direct mail is the most consistent. I am actually a full time wholesaler and actually did about 50K in December. If you have any questions for me I will do my best to answer.With regards to lists for wholesaling, the best lists are the high equity lists.

Alex is on point. I do about $30-65k per month in fee and the vast majority of my leads come from mailers. I send out about 1200 per week. There are several groups you can target. Probate and estates is wonderful as Stephanie mentioned. I've had success with out of state owners and, depending on your area, vacat property owners. Foreclosures are oaky, but I've noticed that the vast majority have little or no equity. Good luck.
I would have to agree with Alex here. I use to have all sorts of list. OO, NOO, Probate, BK Kick outs, Foreclosure.
When it all came down to it. My OO and NOO came down to how much equity they have. So I do one mailing all to the same list. I named it Equity. Just like Alex is describing
