I am wondering from you investors, experienced or not.. Direct Mail Marketing. has it worked for you? I mean, To promote your business, tell people your services you offer, stuff like that. Do you get anything back from anyone? I tried it once, got one person out of around 300 letters. I even receive some no and then, and if others are like me, and I know a lot are, they either toss them aside to "maybe" read later or throw them for recycling. Generally I just look at the TO WHO, usually it just says to Current Resident. Then I see the huge Pic on the envelope that says "DO YOU NEED A HOUSE?" "MAKE BIG BUCKS ON YOUR PROPERTY" " WE WILL BUY YOUR HOUSE FOR CASH" that sort stuff. Who profits from it, maybe not from cash but from A lead?

I hope your not sending out letters to just random people are you?

I know a few guys that have experienced a big increase in their responses after switching from a letter to a postcard. Of course they're only mailing them to NOD's.

I would assume you're talking about the same.

Yes, also to places/areas I see look good for profit as rehabs for investors. Unluckily though. A lot of Investors do not like buying entire city blocks of house lol. But there are also quit a few NOD's around as well that I have send out both letters and postcards.

I do direct mailings with a post card to NODs and it works pretty good. Not as great as I want, but I still pick up a few property every week from it.

I mail out about 50-80 NOD's per day depending on the amount filed that day. I've averaging about a property every three days from it. I do postcards cause they are easy, probably not as effective as letters, but I spend 20 minutes sending out my postcards while others will spend hours stuffing envelopes. I have repeated calls from people saying they didn't know they were in foreclosure and received my postcard first. As long as I get the call first is what matters to me. They could be getting 10-15 letters, but they see mine first.

Geesh! look at ya! you're getting a deal every three days and you're complaining that you're not getting enough

j/k, you're doing a lot better than 95% of other guys

Ya, I know. I just hear folks getting 3%, 5%, 15% returns on their direct mailings.

I'm only getting 1%. So, I meant that its not as efficient as some of the others, but its still working for me as is.

Justin are you using 30, 60, or 90 day NODs or a combo? I heard 1% is about the norm on these mailings. But I also hear that varies on everything from marketing material to number of contacts made to each prospect as well as if your using a real stamp for postage. How many times do you typically mail to your NOD leads? What other methods do you use that has a better return?

Real Estate Investor · Dana Point, California

I used postcards too and have a fairly good response rate that has given me a fair amount of calls but no deals. I researched the area I wanted to send out and gathered the data on my own.
The only reason that I have not pulled a deal out of these calls is me, I have not followed through or put enough offers out there.

Justin- are you getting a few deals a week or a few calls?

Rehabber · Chandler, Arizona

Lots of questions for me!

Justin- are you getting a few deals a week or a few calls?

I'll get 5-10 calls a week and close about half of them. They are all interested in it, but only about 50% come through and gather up the documentation I need. Some decide to go with agents, some just give up, some don't like giving me their financial information, etc. Out of staters are by the hardest to get everything to sign. It takes anywhere from 1-4 weeks before I get all the paperwork I need to submit a package. I'm picking up two houses this week from mailings, with a potential third and fourth.

I heard 1% is about the norm on these mailings. But I also hear that varies on everything from marketing material to number of contacts made to each prospect as well as if your using a real stamp for postage. I use NOD's only right now but I'm working on getting some leads before NOD's are filed. I mail out within 24 hours of the NOD's being filed. I mail everyday for the cities I want. It turns out to be 50-80 per day. I only mail them once. I have tried repeat mailings but I don't see the responses pick up. Its my only source of leads right now. Bandit signs are next.

Where do you get your list for NOD's from?
We have a local company that gathers up daily leads for Maricopa County only. I'm not sure how they do it, but I think they are somehow linked in with the recorders website. Or they have someone that collects them each day. Not really sure. They are similar to realtytrac.com but they are essentially real time leads. Realtytrac.com is 2-4 weeks behind the curve. Ask your local REIA if they have a company that does this or check with a title company.

The only reason that I have not pulled a deal out of these calls is me, I have not followed through or put enough offers out there.

In AZ almost everything is a short sale, so my offers are irrelevant to the homeowner. I just need to make them comfortable and prove to them I am the best option. Which I think I am. :D

I've only come across one deal in 8 months where someone had equity but she flaked on me. I never even got to make an offer.

I'm real curious about your approach. I found a company for the NED's here in Colorado. I'm a licensed real estate agent and that is how I'm potentially approaching these people.

I'm mostly wondering of what your postcard will say or what the image is. I'm trying to figure it out and came here to Bigger Pockets. I thought this was a great thread and didn't want to start my own.

Justin what is the name of the company that you are using for your NOD's? Or pm me if you don't want to advertise their contact.

Company is www.my4closures.com. They only do Maricopa County (arizona) though. If you are looking for AZ NOD's though, they are the best in the biz out here.

My postcard was created by myself and a business partner. It is very simple. I won't give the exact wording but it:

1. Points to their situation. (foreclosure)
2. Refers to the area of their house (i.e. Property in Maricopa, Arizona)
3. How I can help them.
4. That my services are free
5. Process takes very little of their time.

I actually reworded it a few weeks ago and my response rate has gone down so I'm going back to the original on my next buy.

Is the NOD company you are using give you same day NOD's? If not, you should find one. If they are, can you post (or PM me) their name. I'd be interested in their services.

congrats thats impressive! are you holding on to the properties or wholesaling them out?

I wish I could keep some, but I wholesale/retail sell them.
