I am wanting some feedback from people that use this form of marketing. I have been using post cards and greeting cards for most of my marketing. Post cards have dismal results but the numbers are consistent. I am hearing all sorts of numbers like upwards of 10% call back from the Yellow Letter.
Fulfillment is what I am interested. I know there is the DIY and some people outsource. I don't want to go back to my former fulfillment place. I also know there are places online that advertise this service. Kind of hard to put my hands on their throat if something goes wrong..HAHAHA.
What are your thoughts of a local print house? I provide the master copy, yellow pad and they run it off.

My grey pig letter is not doing well at all.

Hey Jon, my first yellow letter mailer actually hit last week. I sent it out to 500 people.

I had 15 total call backs so it was more like a 3% response. I am going to repeat the yellow letters to the same list two more times every 30 days.Out of the 15 call backs I set 4 appointments.

I can't fully back this form of marketing yet since I haven't been doing it enough but so far so good.

The company I used was yellowletterscomplete.com if you are interested in using them. The difference between them and the local print company I guess would be that they personally hand write the name and address of the homeowner on every letter.

I can tell you from experiance that the yellow letter works. I does get a high responce but it also puts a lot of prospects on guard. Many people call wondering if you are a scammer.

We create our yellow letter in house but the are many services out there that create the for you.

I no longer send these letters because everyone teaches this and sellers are just flooded with them.

I still use a handwritten letter that is printed in house. The letter is specific. It addresses why we are mailing them. It talks about the problem and our solution. We have had a very good response rate.

I target Linden, Rahway,and Elizabeth those are 3 of my favorite towns.

Thanks everyone for the feedback. I guess I am fortunate that I don't live in that area where their are too many investors that use this form of marketing.

Fullfillment is my issue. I do have a decent message. Its longer than the simple letter that I see floating around. Plus I have to put a disclosure that I am a real estate agent also.

I looked online for handwritten fonts and even have my own font, to set up with mail merge. But that is way beyond my scope of knowledge of GEEKY stuff.

I am sure I can do the pen and paper thing and run to staples with a few pads to TEST a series of messages.

From my experience, yellow letter pulls a lot of "Thank you for sending me this but the house is not for sale" leads. I tried putting "If you don't respond I 'll assume the property is not for sale" - had the same results.
Sending postcards will get you results and cost less. But it's worth trying both.

Hey Folks,
Well let me respond with my Yellow Letter results. 105 went out 3 came back and 1 phone call that resulted into nothing. My total cost for the mailing with .95 per copy (I included .30 for labor 2.5hrs) to mail the letter.

I think I am going back to my Greeting Cards after these results.
I have designed a 4 piece mailing to go out over 28 days. Total cost per person is $3.54 per filing. I have mix thoughts of mailing it as to the expense. But then again, it is marketing. I know there are some investors that do a lot of marketing with preforeclosures beside so what are your thoughts about doing multiple mailings.

Well so far I have one deal tied up from my mailings. The second round got me a less call backs but some good prospects that I will be following up on. My third will be going out early next month.

I would follow up with your original plan. The reason you may not have got many call backs is because of the holiday season and people don't have the time.

I think I am going to stick with the Greeting Card. The other reason I am going to is that I have to disclose that I am a Realtor with Brokerage name in letter. I have more room to write in a greeting card than I do with the Yellow Letter. Plus the response I got was very dismal.
