I have my site up. I have a buyers form on my site for them to fill out. Just wanted to know what are some questions or things I should ask the buyer to qualifiy them for me to put them in the best home to suit their needs.

If I am looking to buy I am not going to fill out a form so you can show me what you have that will fit my needs. I want to be able to look at what you have available.

Looking at your site I don't understand your business model. How are you different from a real estate agent?

Because as a buyer I don't see what you are offering me. As a typical buyer I am going to go to an agent that knows about the area I am interested in buying in, or look for a site that has listing of homes for sale in the area I am interested in. Most people are not going to use an alternative unless there is at least a perceived benefit.

Because as a buyer I don't see what you are offering me. As a typical buyer I am going to go to an agent that knows about the area I am interested in buying in, or look for a site that has listing of homes for sale in the area I am interested in. Most people are not going to use an alternative unless there is at least a perceived benefit.

And that's why I advertise for them to come to me. When I have homes I pose them.

I don't quite understand either, why would someone use you Vs. a realtor to find a home. Do you have MLS access and can you find ALL the listed homes in your area?

On a side note, you may want to revamp your website; some of the wording is awkward and misleading. I also notice that you are the CEO and president of the company, thats great and so am I but I don't tell everyone that; being the CEO or president of a company means that you KNOW all the answers, I mean all of them. It's better to be a member in your company for this and many other reasons. Just my .02

I'm not an agent, just a beginning investor. So what do you guys suggestion for the web site ?

Honestly, without knowing your business model, I couldn't even begin to make suggestions on the website. Who are you targeting? Why should they use you? I *think* you are trying to wholesale but it's unclear.

Without knowing your intention, I would say you could at least start by focusing your efforts on improving the spelling and grammar on your website. Get a good proofreader or writer - I'm a little (ok a lot) anal but if someone doesn't care enough to get the basics right on their main marketing face to the world, it makes me wary of doing business with them.

That aside, let us know your intentions and maybe we can give some further recommendations.

My intentions..... I'm going to be doing advertising on the radio, TV, news papers, flyers, etc. saying " We Buy Houses, Land, Multi-Family Homes" to pull them to my website. Have sellers/buyers fill out the form for me to work with them to the fullest extent.

The first thing you should do is take down that website. You need to understand the law and make sure that you're on the right side of the law. Your website makes it appear that you are matching buyers and sellers which is what a real estate broker does. As soon as the wrong real estate agent sees your site, you are going to be getting a call from your state's real estate commission wanting to know why you appear to be running an illegal brokerage. OUCH!

As the others said, your website looks VERY UNPROFESSIONAL and that is enough to destroy your business. I certainly would NOT do business that had a website that looked like that. Investors buy and sell houses. Investors do not advertise to match buyers and sellers.

Disagree Mike; you can legally match buyers and seller legally. In my business I do this all the time without having a realtor’s license and I have never had a problem with a title underwriter. It's called EQUITABLE Positioning. You can negotiate a lower price and sell at market value pretty easily and legally as long as you have Positioning.

Please explain what you mean by " equitable positioning" .

I think most of us here understand the idea of getting a contract and assigning that contract to a new buyer for a slightly higher price. Or doing double closings with our sell transaction at a higher price than the buy transaction. But, in both those cases, we're a principal in the transaction, and are not brokering a transaction between two other parties.

Linking up a buyer and a seller and collecting a fee without being a principal sure sounds like brokering to me, and in just about every state requires a license. Ohio Realtor's just posted a couple of notes listing recent actions taken in Ohio for unlicensed brokering.

So, what is it you mean by " equitable positioning" ?

If your marketing and wording is right, and from what I see on your site, the buyers form is for people who have bad credit or no credit and know that they cannot get a traditional mortgage, so they fill out your form hoping that you can put them into one of your homes on a Rent-to-Own basis, even though they cant see any inventory.

Otherwise, there really is no point using your services because they could go to a realtor who can find them a new home.

You can look at my site and see what questions I ask because this is what I do. When I get a lead and they speak to my lender and it turns out they CAN get financing, I send them off to a realtor and collect a small marketing fee when the deal closes.
