I am seeking investors to work with in Georgia or that would like to invest in Georgia. I am a real estate Broker and have access to many REOs that are not on MLS. We receive must of our inventor through Bankers we deal with as well as friends that pass opportunities our way. I see investments ranging from raw land, distressed developments, car washes, commercial properties, homes, condos, apartments, you name it. I would like to spend some time talking to investors that could give me criteria for their investment needs. I hope this post does not offend anyone. I am just looking to find the right investors to work with. I am just tired of people that spend your time talking but do not commit. Thank you.

I buy SFH in west Cobb County. Here are my criteria:

- Austell, Smyrna, Mableton or west Marietta
- Built after 1978
- At least 3 bed, 2 bath
- Will resell for under $175K
- Not in a war-zone
- Any amount of rehab is okay, including structural work and mold (assuming numbers work)

As for financial requirements, here is my purchase formula:

For the "Profit" number, I look for at least $15K and my Fixed Costs are about $15K. You can work backwards with ARV and Rehab Costs to determine what my max Purchase Price would be.

It's comments like that that give me the motivation to keep writing the blog day after day and to give out as much personal information and financial detail as I do with all my investments...

Oh, and while my wife is most certainly very much a woman, she deserves credit for being "the Man" more than I do...she just lets me take most of the credit... :)
