I'm in Lake Worth and most of the ones that are 30 - 50 cent on the dollar are east of 95 and west of Dixie.
I'm not above making money in the hood but most of these have been boarded up for sometime and have mold, the HVAC on the outside has been stolen, the copper from the inside has been removed from some walls, has roof problems or been vandalised to some degree.
When you can buy a 3 bed, 2 bath, 1 car garage, 1500 sq ft townhome built in
2007 for $42,000 and the average rent is $1000.00 then why mess with the rehab. Those SFH are selling for between $45,000 and $60,000 on average and will only rent for around $1000 a month also.
