Baltimore is one of the best places to invest and has the highest PCF per dollar spent. Section 8 rents can get you over $1600 per month rent on a fully rehabbed 4 bedroom that can cost you under 80k ALL IN !!! Even with financing I've seen buyer's get up to $900 PCF on 1 property !!!!
I have been successfully wholesaling since June of 2006. I don't just find the property for you, I also put together the entire package of professionals for you. We have a full rehab estimate with all of our deals with a proven contractor and guaranteed Section 8 compliant. We also include the property manager, title company , banks and hard money lenders if needed. And if you need someone to keep an eye out on your rehab during the process, if you are a long distance investor, I will also do that as well. Most of these properties start in the low 20's upwards to the 30's with a rehab of up to 40k.
