I represent a team of wholesalers who are preparing to use connections gained to offload some SoCal SFR REO inventory each month (NOT in bulk, but 1 at a time), and to maximize our abilities and get more sold, we are looking for all buyers who make monthly SFR purchases (no condos, no town-homes), to list your purchase criteria here, I will contact you via PM or e-mail, and anything that matches your criteria will be sent your way for your review.

If you are a broker/realtor or another wholesaler who is 1 away from the purchasing investor/entity, we will pay out a referral fee with some form of long term agreement possible after a few successful transactions. If there is another person involved in making the transaction a success, it is up to you to agree to their compensation between yourselves. Let's close some deals.

We are acquiring homes in the 60% - 75% ARV range (almost) every day. For more information about how the process works, please feel free to contact me. Our goal is 50 deals a month, and I look forward to working with you all.

I am interested in real opportunities to purchase product at a discount, however, when you sent me information, it sounded like one of those groups that tries to wholesale by using other peoples' funds at the auction. While I am not against these type of groups, I would prefer to work with someone who has a more direct and reliable source. I purchase REO proeprties to rehab every month, but in my experience, too many people in the middle cause a good deal to become a bad one. You stated you represent a group or groups - I would want to be in direct contact with the seller without any chain links to pay in the middle. I also have sources to get deals on REO's and can offer these to others (those I don't keep myself) but I am the direct seller and owner in that transaction. Can you provide a similar scenario, and if so, how would you be involved? Please respond here in the open thread.

I've got one partner I am working with that is under contract with several banks to off-load their REOs and notes (this can be proven to you without issue). Instead of trying to make claims about this and that, after speaking and determining whether or not any inventory he has on hand would be a potential match for you, he simply puts you directly in contact with one of the asset managers assigned to whatever portfolio or properties that are of interest to you, and you can hammer out all negotiations and details directly with the seller. Your purchase contracts will be sent over directly from the asset manager, and we are very transparent throughout the entire process. I originally met his partner before I met him, so the total amount of people involved will be 3 and 3 only, sharing a fee of 3% until a transaction exceeding $1M takes place, and then the fee is reduced to 1.5% for all transactions thereafter for an agreed upon length of time.
