I have two Single family house Contracts in Southern (Mobile and Gulf Shores) Alabama one at 50% ARV and one with 63%. Looking to do a Joint venture partnership or to pass on with assignment fee.I do the work and you supply the funds and we split 50/50.

50% ARV is not agood deal-- to whole sale

The area where both are located are different. One is located where it will rent well and quickly. It needs around $8K repairs for great rental. Wil rent for $750. It would be a refinance in around 90 days. The other one is located in an area where retirees are coming to. It needs to be repaired to retail condition (estimated Repair and updating $14K) and sold in 180 days (average days on the market here is 120days.

I am not giving you false hope-- just comments.
But you need to provide lot more info--Prices for both --make separate -House A and House B --- what is current value ? how much are you paying for? You need to read about Wholesaling Costs --and carrying costs --in this BP forums - six months interste at 12% -- what is the retail price for each house --how much are you buying for ? Can you manage rental ?
How much money are you putting down ? Is this Bank REO ?? wait --till price drops below 40%

I should have explained better. I do have all the information on each house and projected out as well as the end strategy set. My goal here was to let some one know that I have these properties and that I am looking for a possible JV. If they might be interested in more information they can contact me directly and I will go over all stats and exit strategies .
