I am curious in some of these hugh out of state Mobile Home parks I have heard of in Florida. Other than lot rent, are their any HOA dues?

I am blessed here in Texas and I know of none that due. But a different state is a different mindset?

It just depends on the park. Some do in the 55+ parks.

Yes some do, and I would always suggest checking directly with the prop management, because some listing agents especially the reo's may not know when you call on them.

Hi Mike,
You know in many ways the fules and regulations that exist in a MHP work like a HOA. They can demand compliance in the areas of maintenance, upgrades to the sites, updates on the homes etc. Many park rules will say if you paint the homes, you have to choose from these 5 base colors and these 5 trim colors. In the parks i have, I might require certain upgrades on the homes if they stay in the park if they sell, like paint, cutting off the tongues, skirting upgrades etc...
