Darin Garman - Has anyone had any dealings with this guy?
I thought he seemed pretty up and up, but then I ordered his
" Garman Analyzer for apartment and
commercial investment property analysis" . It was OK, just an Excel spreadsheet with expense catagories. Still I kept it and paid for it.

He also has an email newletter with a 2 month free trail. I signed up for that and cancelled it within the 2 months. My credit card was still charged the $37 fee. I called Darin Garman and he assured me that the charge would be reversed. Next month, you guessed it, I received another charge. This has gone on for 3 or 4 months. I contacted my credit card company to dispute the ongoing monthly charges and they initially credited my account. Today I received a letter from them that they are reversing this. Not sure why. I will contact them on Monday and cancel this credit card. But it still looks like I am out about $148. Not a big deal in the world of real estate scams, but annoying none the less.

Fair warning. Some things you just can't cancel online.

He has an investor group and I'm certainly glad I didn't get involved with that. I believe it's called Heartland of America.

As much as we would love to believe that everyone is honest and trustworthy it just isn't the case. People love to talk and talk about thing. That is why you need to come prepared. Documents, numbers, etc all tell the story.

If you have the policy that claims the cancellation policy and you have maybe proof you contacted via phone record or e-mail that you cancelled it will help your cause. Put it in writing and memorialize this.

I have had issues with untrustworthy people going around just talking smack and game, so I now come to the table with such things as police reports, court orders, legal records, court docket files.

Some individuals even ones on this site, love to lob volleys, but coming with documents and facts always backs the case.

So keep them, document them, and memoralize it in writing. Then do what it takes to ensure they are seen, understood and enforced.

I actually purchased Darrin Garman's Commercial Broker tool and I have had the same experience with this product.

He claims to provide all these great ideas, but all he does is forward mini- " pep talks" and really not much substance on clear things to do except for a couple of hokey ideas about referral contents and giving lectures. Nothing too ground breaking.

For example, he says he will give you his free reports that he " gets all of this business from" by sending them to clients. But they are crudely copied articles from books that look like they were printed 20 years ago and you cannot even go in an brand them with your own info.

I get the impression he is trying to apply the " internet marketing" and " making easy money on the internet" principals to real estate, which I actually admire. I just think most of the products are a little over blown in terms of what they provide and deliver.

I heard of him somehow and started getting emails from him. Got thing I saw this thread, might not be as good as his emails sound. Enticing but substance?

I purchased Darin Garmin's course in how to create a winning commercial real estate lead system way back in 2001. I followed the course instructions to the letter. It has been successful beyond my wildest expectations. I still use the system today and it constantly produces incredible result. Best money I ever spent! This guy knows what he is talking about, how to get people calling you wanting to do business and with money to spend. I use the system for buyers and sellers and it works beautifully "every" time. If you want to make a lot of money in this business, then follow his lead, I did. I have subscribed to his monthly email training and it also works great. Follow what he says and you can build a commercial real estate business with more business than you can physically work. Take my word for it, and I am a CCIM too.

I also get emails from this gentleman and now I will be cautious.
