Has anyone used comp's from Property Shark? I am looking into it, but wanted to know if they are reliable and if the recorded sales are complete etc... Also does anyone know where they get their sales data from?

Any input will be helpful.

i use property shark for looking up owners of record and complete property profiles, but not for comparables.

a site that provides good comparables for a reasonable price is sitexdata.com plus they give you a free trial. not sure if i can post their site here, but they are pretty thorough.

Robert,

PropertyShark.com gets sales data from government sources. In terms of NY (especially NYC, Long Island), we get sales data on a weekly basis and is as timely as can be. For NJ, sales come in monthly, although in some counties there might be delays of up to 2 months (example: Bergen).
Also, if you're interested in NJ, we have just received sales updates for most of NJ counties.
