$299 seems expensive. Is it that much better that realestatecritic.com? What do others use to evaluate deals?

What do you need the software to do? I don't use anything other than Quickbooks Pro and get along just fine. How would having an additional software program improve my life or my business?

You have to understand that when dealing with clients they like to see formula's and figures laid out in front of them. We may understand things but investors ( especially new ones ) like to see everything laid out in front of them. We have created our own property analyzer. I will post a link to view it if you care to look.

Why pay for a financial analysis tool when you can build one that suits your investment strategy and your investing criteria easily enough...

In fact, the first thing I would recommend to any up-and-coming investor would be to sit down and create a spreadsheet that will allow you to fully analyze a deal (SFH or multi-unit) in about 5 minutes using pro-forma data.

If you can't create that kind of spreadsheet, you're probably not ready to start investing...
