one word - networking.
start here - it doesn't cost as much as all out advertising.
yeha your right ive meet quitwe a few people in my area, but what do u think about real estate clubs. i was talking to one of my friends that have been doing the since they was 16, with their father he said most serious ral eatate investoer are out makeing money or are not really trying to be found, most of the time the real heavy hitters find u. is there and volitity to his statement
Run ads in your local papers, and on craigslist. Make a buyers list in a notebook, and keep it just for that.
Say " Handyman Special! Cash! 3/2" or something along those lines. When they call, say the place already sold, but you come across deals all the time. Get their name, business name, number, where they like to rehab, and how big/what type of homes/property they like.
Then of course, you would actually go out, and start looking for deals for those buyers.

You should always be building your list of buyers. Remember that you can find buyers from around the country - you don't have to stay in your backyard. The easiest way to do that is with a website and drive traffic to that site.
You can also work with the varous REIAs (Investor Associations) around the country to advertise to their groups. Drive interested parties to a wenbsite where they can enroll for your list of houses.
When I was initially building my list I was very hungry to talk with ANY and EVERY investor I could find. Every time I'd see a house being rehabbed or a For Rent sign, or I Buy Houses sign, I'd stop or call and talk with them. You can also look through the county clerks office or the tax records and find multiple property owners. Researching MLS listings and HUD listings that needed work and sold to investors is a good way also.
If you're looking for investors then start brainstorming how to find investors. What do they do and how can you find them? What do investors do to find houses? Where do they go? Where do I find information on them? How do I track/find them?
The thing is that many times you will come to a place where you don't exactly what to do or how to do whatever it is that you are trying to do, and you need to start working on figuring out ways to figure stuff out. Obviously this forum is an excellent source, but you also need to start utilizing your own ability to brainstorm and put things together. The more you develop your ability to think outside the box and figure stuff out, the further you will go in this business.
Great suggestions by everyone. I just have to say when you are wholesaling to always use M&M's (Marketing and Motivated Sellers). I have always found that running " We Buy" ads in your local newpaper and networking with everyone you see works. I have even sold wholesale propertys at my local trustee sales.
Though REI Groups are very good for networking, and out of the many property's I sold last year, I have never sold one at a group meeting. I have found most of them lacking, at least in my area. I have found some great ones in other areas. I guess its a hit or miss.
