Did you put 'and or assigns' behind your name on the buyer contract? If not you will have to close on the deal then resell it to another investor. In this case the purchase price would be public record anyway. If you have the assignment in your contract then you assign the contract for a fee. In most cases this would be about 10K unless you negotiate something else with your buyer. What ever you are asking for the deal you will need comps, tax records and so forth to prove the value is there. A good investor won't mind you making your money as long as there is still profit for him to make. A wholesale deal will usually be 50 cents on the dollar or less of full market value. As long as your selling price and the total repair costs come to 70% or less of the ARV you should have no problem moving the property.
