why cant i find a deal?

i am not sure what i am doing wrong. my mentor claims that there is too much competition.

ive been mailing, sent my 2nd mailing out last week. i am going to send out the third in two weeks.

i have my bandit signs

i check mls

i check bank owned property.

nobody seems to be interested in any deals i find. why cant i find any deals with enough profit margin?
