So I know that I need to create a buyers list, my question is how to do this. Do I advertise in the paper, online, or where. And is this a list of investors that Im going to hold onto because I can use them more? I know it's a dumb question, but Im still new to this. Thanks guys.

1. Put up a fake Wholesale Deal ad on Craigslist. Document all calls/emails. Tell investors its gone but you have others in the pipeline, they'll be glad to be on your short list.
2. Write down all the numbers from the "we buy houses" bandit signs you see. Call them and get to known their business and what they look for. They are usually strong cash buyerts as well.
3. Network at your local investment club.
4. Go to the foreclosure auctions and tax lein sales even if you are not buying. After you see someone bid or buy, walk up and hand them your card and tell them you get deals like this all the time. Tell them to email you to get on your list.

The goal here is to develop a folder in your Outlook or an excel spreadsheet with as many contacts as possible. that way when you get juicy deals you just hit the button and send them out!

Your local Real Estate Investors club is prob the best bet! I wished I did this a year ago when I had just started to be interested in real estate investing. Get some business cards too! Vistaprint.com is super cheap, just pay shipping for your first box of 250. You don't know where to look to find the REI's, you can try MEETUP.com input your zip and search real estate!

Rita - Just look on the left side of the forums at all of our resources or go to our Real Estate Resources page and you'll find our real estate club directory link.

Another source for buyer's list is to call cash buyers in your area. Do a search on MLS and identify cash buyers and then contact them when you have a property to sell. It will take a bit of work to get the list compiled but you'll soon see the names that purchase for cash a few times a year. If it is sold to an LLC or other corporate entity, even better.

Also, as already mentioned, craigslist is pretty good. I agree with the fake ads, but even putting ads in the Real Estate Services section seeking sellers, can find you buyers as well. This is because people like rehabbers, know this is where wholesalers advertise a lot in. I had 2 email me this morning in fact.

Also, put the word out there to to real estate agents/brokers. They are also a good course for both sellers and buyers! They might know of a seller that is DESPERATE but know they cannot get the property sold, but they can make a little $$$ by referring the client to you. Also, they might have some connections to cash buyers as well. Never know.
