What are the best ways to build your buyers list?
They say just post ads everywhere online but I found my buyers by going to investor clubs, events, and seminars.
I have some weird people replying to my ads saying that will give me million of dollars to buy my 60k house.
Have any of you had success blasting your properties out via centralized websites that are in the business of charging wholesalers/sellers a fee to post their deals on the site?
I figure that this would be a great pre-built buyers list. But it also seems if you were to go this route then you would be substituting quality buyer leads for a larger base of potential buyers.
To you wholesaling vets I would love to get our input on this as it has been on my mind for a while...
Posting free ads on craigslit, putting up bandit signs stating you have a cheap house for sale, calling the we buy houses signs and ads in your paper, going to your local reia meeting, posting your deal on as many websites as possible that allow it, contacting more and more wholesalers and get them to send it out to their list

You can also purcahse a list of absentee owners (landlords) in your area. It comes with your local county subscription to Realquest. Sending out mailers to absentee owners in the same county as the subject property is a great way to find buyers. www.gosection8.com has your area's section 8 landlords also. You can use the same list of absentee owners to buy property, also. Disgruntled landlords are plentiful these days.
One creative way I have heard of recently is to look up absentee owners/landlords that have recently purchased property.
Send them a postcard and have them e-mail you. Save their e-mail address and have it available when you have a home under contract.
I have also had good luck finding buyers through real estate agents. Most of them know investors that will be looking for properties in their area. They will want their fee, but if you are in a pinch, it's better than losing a deal.
Another option is to visit foreclosure auctions...I just learned this from youtube. The buyers there will be buyers with money, so chances are they will have money for your future deals
Two things that I did that worked in my area was....
1) I went to the local HUD office and asked to look at the book that had the info for the section8 houses. I took a picture(with my cell phone) of the list and called all the OWNERS of the properties and asked if they were looking for more houses.
2) I looked up the local builders association. I asked for the most recent members list. I then called and asked if they were looking to buy properties or if they ever rehabbed.
Both of these took alot of time but the reward for me was worth the efforts.
