This is something that I am a little concerned about but not to worried, because of how the market is especially for loans.

I know it'll be easy to get the sellers but what about the buyers? I'm am not interested in being a landlord so thats out of the question...

Someone please advise..especially if you are an investor in FL

I think you have pretty much answered your own question.

The way I look at it, wholesalers were hard up to find sellers and deals, now they are actively searching for investors....

Everyone can find deals now and most Realtors do shorts now. So, there are a lot of people that do what you do, especially in Florida since no one can buy any more properties because they are stuck trying to get rid of the ones they have.

I guess its going to be a little while before I get into doin wholesales by placing the properties under contract.

Im not really interested right now as a beginner in doing short sales, being a landlord, or flipping since I really dont have the funding to do that..I just want to contract a property and sell it fast....

But in the mean time until I start noticing more buyers I will be doing Tax Sales and just market my business for buyers...

This is really the question of the day in that how will this credit "crunch" affect real estate investing. I'm relatively new also and am focusing on wholesaling for much the same reasons you stated. I believe that this current situation is temporary and real estate investing will be even a better opportuinty in the near future when the "dust" settles. I also believe that for the short term deals are going to have to be even better than ever. Buyers can be very picky and choose the best of the best deals so we are going to have work harder to find the deals that create the higher return for the buyers. I am very optimistic about the future but believe it will 3 to 6 months before things calm down.

Yea I agree with you on that. I wasn't going start putting properties under contract until I at least had a list of serious buyers but in the mean time I can just promote my business until the Real Estate investing market seems to get better and buyers start calling...

There is no better time to start than now.

If you have a product that is better than your compitition and at a better price, people will buy it.

Most of my investors are CASH investors and I have had no trouble selling my houses. Even those with hard money.

Get properties under contract, all you will need to do is get them for less now. There are still buyers and there are still people getting funded.

Dont hesitate, do it now.

Courtney, one way is to build a buyers list and when the buyers tell you what they are buying, you look for those properties. When I first started out that is how I did it. Once I had a large buyers list, I felt more comfortable in the business.

I would personally do a bit of both. There are deals out there now. Look for the deals as well as buyers.

if you have a good product, marketing that product is one of the best ways to get a good list.
