Ok, here's the deal. I have been wholesaling for about 3 months. I am finding deals via preforeclosure, blighted property listings, bird-dogs and so forth. I have not been able to get any of these properties under contract. I do not have the money to market with bandit signs as of yet. I am working about 30 hours plus per week on this and I cant get a deal closed. Am I missing something/ taking the right avenues? I know my market very well, have a good buyer's list in place, and know I can close the deal if one comes along. Many properties I have dealt with have sellers that are not motivated enough? Getting very frustrated and need some wisdom. Thanks

It's a hard game. I know you have heard it before, but it is definitely a numbers game. The more leads you bring in, the better chance you have to close more deals.

With that said, you also need to be bringing in quality leads as well. You touched on the subject but did not tell us exatcly what you are doing to bring leads in.

You probably need to mix your marketing up a bit. If the marketing you are doing right now is not producing good quality leads, do something different.

Wholesaling really is a marketing business, and you need to test what works and what doesnt.

Last but not least. Stick through it. Once you close your first deal you will be hooked.

Dave, I'm right there with you. After more than a year of reading this site, listening to podcasts, and reading every book I could get my hands on, I can't seem to find a motivated seller to save my life. Frustrating beyond belief.

Jason is exactly right. Numbers game. It takes a lot more money, and creativity, to find deals than it used to. 100 bandit signs used to all but guarantee you at least 1 deal. Now, it's 100 bandit signs, 750 mailers, etc, etc.

Your problem shouldn't be finding deals. It should be finding buyers. If you've got buyers, you've tackled the most difficult part, currently.

If your marketing budget is low, go more grassroots. Business card network, offering anyone who brings you a deal, that you flip, $500-$1000. Think about who you're looking for and where they hang out - stick stacks of cards/flyers in public laundromats. Get a few magnets for your car and make it a mobile billboard. Get bird dogs working for you. Forget the pre-foreclosure lists. Target disgruntled landlords instead...

Try craigslist they have a ton of buyers there. Search for "We Buy Homes" same with newspapers and search those we buy home ads.

To a search on the web for those as well. There are so many of these popping up these days you got a ton of buyer leads waiting for you.

Another strategy is becoming a real estate bird dog. Not only do you earn some good money but those who you bird dog for might be able to buy your wholesale deal.

Yes I did. A lot of them advertise for bird dogs and wholesalers themselves.

Some might be wholesalers but a lot of times they are investors who are looking for wholesale deals.

Dave I can totally relate..I've been doing wholesaling on and off for about 3 yrs now..mainly off b/c of the J.OB. but i've been there. Bandit signs? Business Cards offering cash incentives? flyers? RE Club? Did them all and they produced MAYBE 1or 2 buyers and 0 motivated sellers..I was also getting to a point where I was in denial that people made money wholesaling and that it was a big marketing gimmick..i'm slowly but surely changing that mindset..I'm doing a trial site in a last attempt b4 i have to rethink my strategy..Frustrating? How about coming THIS CLOSE to a $12k payday for 3 days of work and having it fall through? Why do I keep at it? Mainly b/c I'm a glutton for punishment and slightly masochistic..living in New Orleans though, where everyone i know is struggling or broke, you have to be that way unfortunately.. but i keep my chin up and do my best and try to get that 1st deal closed..if I can persevere, so can you..godspeed...

Wholesaling is a form of flipping and the current market conditions throughout the US are not very condusive to that strategy right now. Flips were a sinch 3-4 years ago. Now, you must find a strategy that fits the market conditions.

I am not saying you can not flip or wholesale a deal, just to say that it is not as easy as before. So for those of you frustrated investors, we all feel your pain, but on the bright side, keep plugging away, it will come.

As far as bird-dogging goes Dave, it might not be worth your time..first off, at least from my experience, the people you'll birddog for will more often than not either not get a chance to look at the prop since they're so busy on their own or they just take too long w/ things..I'm not saying it couldn't work, but it's almost a thankless task for little money

I have to say that I feel the same frustration. I don't have a budget to market for motivated sellers, so I don't know what to do. I do have a buyers list that I put together. But now what...I work 40+ hours a week and have 3 children to take care of. I have 6 vacant properties w/ in a mile of where I live. I would love to try to locate the homeowner...but don't know the least expensive way to do it. I've already checked on the tax records and all of the properties have the same address as the vacant house. So, I just don't know. I need a sale quickly so I can quit my job. Please advise.

Finding motivated sellers is easy very easy you just have to look. They shouldn't be hard to find since we are in a buyers market now and finding motivated sellers is as easy as shooting fish in a barrel.

But finding both buyers and sellers takes work and that's the key to REI. You have to do some work to make the machine go.

One little trick that I have is entering the owner's name into the county court docket. Chances are that they have a speeding ticket or something to show their actual address where they live. I also do use the whitepages.com to do a search of the state using the owner's name if nothing pops up in the court records. I know the tricks, just have trouble closing a deal right now :roll: Better luck to you though. :D

Really...thank you for all of this valuable information. I will definitely put it to use to try to get closer to my goals. The hard part for me is time, since I work full time. But, I'm going to do my best b/c this is something I want so bad.

You need to be able to change with the market.

My strategies are different than they were a year ago and have evenchanged in the past 6 months.

With out flexibility in doing what works in the ever changein economy, you will become an ex-wholesaler.
