I've been searching BP for the same thing. I'm looking to wholesale properties in California, and need a contract.

The best place to get a contract would be a real estate attorney in your area. They are going to be the most familiar with your state contract laws.
Another source would be Google. I've found a few when I would search for them. You will of course want to have an attorney review the contract. It'll cost you some money upfront, but at least you'll know the contract is solid. :cool:
If you become a real estate agent CAR has many great forms.
You can also Google "Flex Option Contract".
But if the Buyer and Seller can come to an agreement just forward the info to a good escrow company and they will write all the contracts.

Find out were the FSBO buy there stuff in your area and they will fall in line with state laws as well,that should get you started,you could also check with some title co in your area.
