I wholesaled properties for about 1 year successfully 2 years ago. I have decided to make my comeback and can wholesale anywhere virtually. Since I've been out of the loop, I would like to know if any of you can advise me on what state/county to wholesale in. I know some places are better than others.
If any of you are a wholesaler and rehabber and want to network, pm me. I am pretty experienced and would love to learn from you as well as help you.
I believe there are wholesale deals in just about every county in the US. When your talking about "virtual wholesaling" I guess you could just bid on REO's nationwide, assuming you had buyers in that area. I don't think it's practical to expect to find the type of deals your looking for on craigslist but every area is different so who knows.
IMO, there isn't one area that is the "best" in the country when it comes to wholesaling. Bottom line is you need to understand the market your working in to be able to spot deals FAST.
How are you planning on finding non MLS property when buying out of state? I see your in FL, aren't there good deals out there?
I was Cris Chico's partner. (I am sure you have heard of him.) I have never flipped a property in my back yard unfortunately because he had another partner here. As of now there is too much inventory to wholesale which means too much competition. I will one day but not yet.
I only do direct mail and I always have obtained deals. It takes a few drops and speaking with investors in outside area as well as visiting it a few times but other than that, I play the numbers game. I have made a very handsome living doing so. :)
I know there are deals everywhere but some places are tough while others are really good. South FL is much harder currently like I said . So this is why I placed this post. To see if someone can give me a heads up on an area.
