I'm relatively new and I know that a great deal of information can be obtained at the county clerk of court's office/assessor's office. I would appreciate and I would think most newbies would appreciate an overview from the experienced investors of what's the most important specific information can we find at the clerk of courts office relative to researching the beginning of a potential real estate wholesale deal regarding a property we have found during our "farming" drives in our target areas.

Obviously, as pointed out earlier, you'll need to get the mailing address for the owner. If it differs from the property address, then you have the opportunity to use "non-owner occupied" strategies.

You might also be able to uncover some "motivating" factors at the courthouse. Something gets filed at the courthouse for a number of these:

* Is there a pending foreclosure?
* Is there a pending divorce?
* Was there a death (probate)?
* Are the property taxes paid up?
* Is there an IRS or state income tax lien?
* Is there any municipal lien (unpaid utilities)?
* Any tenant troubles (if it's a rental)?

And there are more than that I'm sure.

The clerk of court is a wealth of information regarding properties. Once you find a vacant or nasty house in your travels you can find many different pieces of information but what I would say is the most important is the mailing address to where the taxes are being sent...

Gather the mailing address and send them a mailer telling them how you can help them...
