Newbie Wholesaler....Needs a swift kick in the....

I understand the concept...
Market, Market, Market....
Find Sellers.
Negotiate a deal, get under contract,
Find Buyer (or find buyers 1st)
Assign the note, get paid.

But I'm working with very LIMITED funds and I do believe a Lion's Share of the work can be done online....

Am I delusional?

I can't seem to get started, bandit signs and cold calling FSBO's just doesn't motivate me....

I want to generate both Motivated Sellers and Hungry Active Buyers Online....

But I can't afford, nor do I trust the "Guru" courses....but I know it can be done.

Any tips? :idea:

Trust the RIGHT guru course.

You have to be willing to make a financial investment in yourself in order to learn what you need to to be successful. This site can help you with a lot but can not teach you all.

Larry Going has a great course on wholesaling, check that out.

John, my Mentor in real estate is about to hold his next "Make Me An Investor" course. This one will focus on wholesaling and it is invaluable! Amazing info that you will learn (many things you thought you knew but didn't). It is very, very reasonable compared to the price of many other programs. It is based in Southern California, but I believe you may be able to do it from another area. If you want more info, let me know... and good luck to you, whatever you end up doing! Don't give up!

Well to really make it, its going to take money. I don't care what anyone says, I have been wholesaling for over 6 years now. If the internet motivates you, your going to have to do tons of pay per click. The days of craigslist and online ads are over. Sorry to be the bearer of bad news but if you plan to do more than a deal or two here and there you will have to do tons of marketing and speak with tons of sellers. Internet leads with ppc will cost just as much or more to get a deal than anything else. It takes about 20 leads on the national average to close a deal sometimes more if they are internet leads because they just go down the list and fill out everyone's form on their website and basically the first to call them back will get it. Don't get me wrong online ads are a huge part of my business, but its just part.

Thanks for the heads up on Craigs List, I've done some PPC before so I am familiar with the arena and the costs, I had my reservations about C.L., I mean within 20 minutes your ad is buried. PPC can be costly and generate dud leads as well. I feel like there is a way to target the buyers/sellers and generate quality leads on autopilot.In fact I KNOW there's a way...Thanks for the input!

In my opinion, the best way to find motivated sellers is sending direct mail to absentee owners. These people are usually emotionally detached from the house which allows them to make logical choices instead of emotional ones. It's not the cheapest method, but you can control costs by limiting your target area. You can buy a list from someone online like MelissaData or another source and upload it to Click2Mail from the USPS and send yellow postcards. To further cut costs you can take your mailing list and send hand-written "yellow" letters yourself. Hope this helps.

Is there a way to get an absentee owners list without buying online? I have bought list before and found them to be outdated, I would prefer to do my own research, knowing it would be reliable. Any ideas? Thanks

You can go to your local tax assessor's office. I did once, but I'm not a big spreadsheet guy and it was a HUGE spreadsheet so I got confused. Also I've heard you can get lists from title companies, but I never tried.
