I am new to wholesaling in the South Chicagoland/Joliet Area, and am looking for some grunt work to do in order to learn the ropes. I had a real estate license at one time, but never used it (long story), so I do have a bit of background. Any help or direction would be greatly appreciated.

Well, other than spending a lot of time on this site, I attended a seminar - turned out to be a bit of a scam, but informative nonetheless - and I have started to make some calls in my area in an attempt to build a buyers list. I suppose I can say that I am still operating on a very basic idea of the wholesale process.

IMHO, going it alone is futile. It's hard enough to flip a house when you have someone coaching you. There is a huge learning curve. Bite the bullet and get a mentor. The money you'll invest in your coach will surely be wasted on fruitless marketing ventures. And that's about the best you can hope for...

There's a big difference between a cost and an investment. Good investments make you money...

I disagree- I wish all the money that was spent on mentors , coaches and seminars was actually spent buying properties, flips etc. There are many that can do it without mentors. You have some experience and knowledge. That is a good start. There are many on BP that will be willing to help, without a large fee. Start here first , imo. Rich

Agreed with Rich (it actually happens often when we're not on the political forum!)... :D

I remember when I did my first deal...it was a rehab and flip. After procrastinating for several months, my wife and I finally realized that if we applied everything we knew (from reading and talking to other investors), the realistic worst-case scenario was that we would lose $5K or $10K if our numbers were off.

I learned more from actually DOING that first flip than I ever could have learned from a book or a "guru". And the $5K or $10K I was risking was less than it would have cost to go to a typical 5-day seminar or hire a typical high-priced guru...

In fact, even if I would have lost $20K on that first deal, it would have been more worth it than spending $5-10K on a guru. (and in the end, I actually made $20K)

So, if you really have money to spend on education, spend that money actually doing a deal. You'll learn more than a guru can teach you for the same amount.

Btw, notice I use the term "guru" here instead of mentor...in (purely) my opinion, a mentor is someone who doesn't charge for their teachings at all, and instead does it for the benefit of the student, not himself...

Don't pay for coaching just yet. Go to meetup.com and search for REI clubs or join your local DIG chapter. By doing so you get to meet other wholesalers who may be happy to give you advice and work with you if they take you seriously. You will have to pay a small fee for the DIG membership and the meetups may cost you $25 which goes towards speakers and such.

I also like to follow the blogs of flippingmom.com and strugglinginvestor.com for their experiences.

Would you please tell me what seminar you went to that was scam like. I just received info about a seminar and I don't feel like wasting my time if it's full of fluff.

All mentors are not created equal. Some are just not teachers, and some are "gurus" that look at teaching as a way to make THEM money. I know more than a few guys making seven figures, flipping low-cost junkers in the hood... and every single one of them had a mentor. And they all swear by them... as do I.

I just signed up a student, who was already a millionaire, making over $50k a month, currently, rehabbing. He wanted to learn wholesaling, but didn't want to go through the trial and error that it would take to learn it on his own. He wanted a step-by-step tutorial, plus the contracts and how to use and fill them out.

He flipped two properties his first week in my program... for over $20k in profit. And he has two more under contract.

Look, if you want to spend the next six months learning to flip houses, only to realize it's much, much more complex than anyone really tells you, that's your call. If you want to cut that curve by 90%, and get to flipping houses and making money quick, then you should get a mentor. And here's a quick hint: The top wholesaler in your market is probably not the guy you want to approach. To put it in a sports analogy, you need the smart guy, who rode the pine for years, but sucked up every piece of info thrown at him. Those are the guys that are great teachers...

When I bought my first property, I barely knew how to change a lightbulb. By the second property, I had hired a full-time project manager so I could focus on the business. But the third property, I had systems in place for pretty much every aspect of the business.

It's been a year and a half, I've done 18 houses, averaged $25K profit a piece, and I work about 10-15 hours/week in the business (mostly focused on the acquisition side of things).

I never had a mentor. I learned from reading, putting together a plan, and taking action.

It's not rocket science (it's actually not that hard once you jump in), and if I can do it, I have a feeling any reasonably intelligent person can do it.

Not saying a mentor isn't a big help, but I see no reason to PAY for a mentor. If you really feel you need a mentor, find a successful investor and ask that he mentor you in exchange for you doing grunt work for him.

Obviously, those who charge for coaching will disagree with this, and that's okay. I'm just giving my perspective as someone who did it without paying for a guru.

You're the exception, J... trust me. In my experience, only a very small percentage of the people who get into this business, make it. Most don't have the drive, confidence and/or perseverance. That's another thing a good mentor will teach you - mental toughness. Unfortunately, most get frustrated and end up back at their job... which they hate.

That's just my experience. Not saying it's that way for everyone.

Andrew- from my experience, only a very few people EVER get their moneys' worth out of a mentor. So, I guess we're at a stalemate there.
I still believe ANYONE can learn to do the flip/rehab and they'll get better as they go along. I personally know BP members from foreign countries that are doing well in those fields here in the U.S.and have zero experience and many obstacles to overcome, yet they're successful. Rich
