All mentors are not created equal. Some are just not teachers, and some are "gurus" that look at teaching as a way to make THEM money. I know more than a few guys making seven figures, flipping low-cost junkers in the hood... and every single one of them had a mentor. And they all swear by them... as do I.
I just signed up a student, who was already a millionaire, making over $50k a month, currently, rehabbing. He wanted to learn wholesaling, but didn't want to go through the trial and error that it would take to learn it on his own. He wanted a step-by-step tutorial, plus the contracts and how to use and fill them out.
He flipped two properties his first week in my program... for over $20k in profit. And he has two more under contract.
Look, if you want to spend the next six months learning to flip houses, only to realize it's much, much more complex than anyone really tells you, that's your call. If you want to cut that curve by 90%, and get to flipping houses and making money quick, then you should get a mentor. And here's a quick hint: The top wholesaler in your market is probably not the guy you want to approach. To put it in a sports analogy, you need the smart guy, who rode the pine for years, but sucked up every piece of info thrown at him. Those are the guys that are great teachers...
