i have bought many of my rentals thru my bandit signs...i have a number that's easy to remember (215-HOUS) which helps to get calls..also advertisign in the craiglist for rent section is good, bc people who are about to be foreclosed on are looking for an apartment to rent..good luck

Don't have any as of yet, but reviewing currently what others are doing then will select some on my own.
Social media is a big one, don't understand it as of yet, all I know it is a free powerful medium, facebook has either surpassed or equaling the traffic numbers google has making it a formidable enemy to google in terms of advertising dollars...google is nervous of facebook.

Landlords. Check gosection8.com. They have other properties they don't want. We just call them and say "Do you have any properties you want to get rid of? Do you know anyone who does?"
How do you contact the landlord by phone? I went to the site and it only allows to you to send them an inquiry, but doesn't show the landlord's contact information.

I like to get to know my neighborhood. I look for signs of neglect, vacancy or other distress. An apartment that has quite a few vacancies may mean that a landlord might be getting motivated to sell. A home that sits vacant a long time quite likely means that there is a motivated owner.
I sometimes find motivated sellers using the MLS. Especially when you see properties that have many days on the market or have gone through numerous price drops.
Some homeowners may be forced to relocate because of their job. This can happen around military bases and with employers like Boeing that transfer employees periodically.
I like to think of what causes distress and let that lead me to possible sources of distressed sellers.
