i have been working in reo's putting together buyers and sellers and made some great contacts but recently i have been getting quite alot of requests for note pools. i have to be honest and tell you i dont have any experience in note pools but i am happy to refer these clients to someone that can supply them with what they are looking for.

Paul,
What are you seeing in terms of non-performing notes being sold on the market? I used to see them come through for 1st position for .25-.35, now it seems like I cant find anything through any of my contacts for less than .50. Let me know if you have anyone getting them down in that .30 range still, as I have several clients looking to scoop them up.

I just had about $2 B of non-performing notes and REOs thrown into my lap the other day!

Sold one off today where the buyer stands to make well over 100% of his investment back if it goes through the process and he forecloses and turns around and sells it at a 10% discount to market!

Worse case scenario, the owner either sells and performs (making the investor able to sell the note with a little seasoning) collecting the payments the entire time, thereby tripling their initial investment, or they sell the property and he only makes 30% cash on his investment in the next four months. :cry:

I feel bad that this worse case scenario could possibly happen! :lol:
