I work with an investment consulting firm, and over the last 4 months we have had a number of clients (individuals and hedge funds) submit orders with us for large REO packages. However, many of the sources that we thought were the actual compilers or banks, have turned out to be brokers with no real connections. We currently have a number of real orders from buyers that have already shown us their POFs, but are really having a difficult time filling these orders. We have filled a few, from one specific source, but as additional orders come in we need to establish new, dependable relationships. Does anyone have any recommendations on ways to find individuals that can actually fill orders? Obviously it would be ideal to be able to take our buyers directly to a source and avoid daisy chains, but I am not sure if this is even possible. Does anyone have any insight?

You aren't going to find real sellers, (without help)

Our company has all the relationships necessary to acquire REO and we do what others claim is impossible. The only reason is we developed secondary acquisition clout long before REO was " HIP" (see timing)

1) Traders and sellers alike have access to more paper than I can imagine or would have ever imagined possible...

2) Brokers are ALWAYS going to be a necessary function so finding a solid one that gets it and " actually" represents sellers is a real find

3) The only way to get to a credible negotiation is to have a " real buyer"

I agree with Chris. Finding real sellers or buyers is a challenge. All kinds of people faking it and then there is the outright lieing and at times, forged documents.

You have to be careful and make sure not only the people you are dealing with are who they say they are, but also the documents they send you are legitimate.

We work directly with the buyers, contact me and I'll let you know what we have to sell. If your buyers are interested, we will set up a call with you, the buyers, us and the sellers. This is direct to direct, no daisychaining.



I agree with you Christopher and Mark. finding real buyers and sellers is a challenge. Especially with all the huge amounts of people lying, committing fraudulent activity, and daisy chains out there now.

Right now we do have Real buyers, and we can provide that they are real and proofed up, through an escrow company. We are seeking verifiable real product sources for Bulk REO Packages. Once the tapes are verified with Attorney to Attorney, Direct to Direct, and our proofed up buyers are comfortable with the verified tape, then we can move forward.

Hey kmmr12, how do you do any business, or do you? Your post has no contact info and out of curiosity I went to your web site. One page telling us you have what we need if we are looking for REO bundles nad a few other things. Yet there is no way to contact you, not a phone number, not an email address, nothing to say how to contact you. What is the point of your web site? I don't see any way for someone to do any business with you. You are saying you think we need more sellers, but if I had product to sell, you are hiding. :goofy: :superman: :mrgreen:

You know I have run into people that hype their business and don't perform quite as good as they claim. But in my short time trying to break into the bulk REO market, I have run into more people that are full of ******** than at any time in my life. I don't remember how I found this site, but I am glad I did as I have learned some from hanging out here. I believe that there are a couple of folks on this board that are talking straight and have talked to one on the phone whom I trust and believe he is a real source. But out of all the folks that I have talked to who tell me they can get product, few if any are for real, other than these two here.

I had a fellow rattle off a string of banks to me Friday that they were direct to and would introduce me to, including Chase, Citi, Wells Fargo and about three or four others I don't remember. Any more I take it all with a grain of salt. I have had the money in place twice and it went away because they wasted so much time fiddle farting around. I don't know why they think I want to waste my time like that. I hope to have the money secured again shortly and will try again. Until then I watch and learn, and laugh at folks who post or send me email telling me they have access to billions or like the last one who could fill orders for $10M to $1T. So if anyone wants product, just let me know and I will let you have his email. But you and I know that it would be a waste of time contacting him.

So what is my point? I have no idea. Just flapping my lips and typing what my lips flap.

As always thanks for the feedback and here are my replies:

First the Contact Us page is not hiding there is access on the main page of the website to select the Contact page. There are several reasons for not displaying our documents and forms on the website. First being there is too much FRAUD and too many daisy chains. We know what forms are needed and what to provide once we verify that a buyer or seller is REAL. We don't want a lot of fake buyers or sellers which is a waste of time! Once we verify information we then send NCND, Disclosures, etc.

For those who are really closing Bulk REO deals:
There are more buyers to be found than actual direct sellers!!!!!!! You can NEVER have too many direct seller sources!!!!! We need MORE Direct Sellers to match our Direct Buyers! Example, a hedge fund could give us a 500B Package that is nationwide. Those in the business know that most buyers have custom orders in specific locations that they are interested in oppose to a nationwide package.

Business sustainability means adding and growing so YES we are always looking to expand to our direct buyers and sellers. Additionally, our niche is customization for finding what our buyers need. This allows our direct sellers to have their packages taken down quickly.

Still looking for MORE Direct Sellers.

Assume a hedge fund did have such a package. What does the number mean?

Most hedge fund do not have the capital to do a deal that big. Some can use a fair amount of leverage but we are talking about an asset class that is hard to value. The best hedge funds are normally smaller than $500B in assets.

Did you really mean $500B? If so are we taking about some mystical value for the assets while the hedge fund is dealing with a much smaller number?

Seriously. No joke. Hedge funds that have just raised a lot of money and make the press will raise something under $10B. Most never hit the press because they raise less. $10B is worth writing about.

50 to 1 leverage for assets that are not easy to value is tough. Much tougher since last summer.
