My associate just informed me one of his people just got a couple packages in AZ & NV. They range in the 3-6 million dollar range and are priced around 50 cents on the dollar. If interested please send me a message

My associates name is Andrew his investors sells Apartment Buildings we do business often since I work with people who buys them. There is no 3rd person you have to go through, it's just me, and Andrew, Andrew is in direct contact with the seller, the seller is someone he knows personally. The only reason why he told me about it is because he knows I work with a wide variety of investors who buys certain things (Gold, Diamonds, Notes, Bulk packages, portfolios, residential, and commercial property etc.) and asked me if I knew anyone who might be interested. I do know someone who buys bulk packages, but she's on vacation and won't be back for at least 2 weeks, so I posted a thread seeing if I can find anyone whose interested. Me, and Andrew refer business back and forth to one another. Networking by far (to me) is the best way to find good deals, sellers, and buyers. I refer business to him, he refer business to me we both make money. I'm just doing him a favor.

I will say that on a TN income producing deal (55 homes ) that property finder responded to me, provided the info and directed me to a gentleman who " has the homes under contract" ...

Still waiting on confirmation that the gentleman has authority to assign and some further details, such as title reviews to double check ownership, liens etc., but he did respond never the less.

Thats sounds somewhat promising James, I hope this guy is legit and you two close a deal soon.

Joel, sorry about the NPA sale dude, I bombarded my dept. head this morning with an explanation as to why you did not get the list when it came out. He said that he didn't even distribute the list because the previous buyer's offer was already accepted.

Keep the ideas coming my way, I need some more material for my book...and quit hoarding all the popcorn dammit!

agreed, but why does it matter if he's looking for a buy-side connection?

if he finds direct to buyer what difference does that make for the buyer, since i'm sure the OP's $$ is already in the asking price.

not trying to start an argument, i just don't understand the flame.

Because the inflated garbage is paid for by the buyer. That's three mouths to feed that don't belong

NOBODY on this forum.......or any forum will show you a closing statement from any deal that wasn't done discreetly, directly, or found with a www.anything.com poster frenzied psychosis

I have scoured damn near every chat room and lambasted nearly every Cowboy the same way....

Where are the proofs of the closed deals or at a minimum.....the news of the institution that sold their inventory???

There isn't any,

You think product lists get forwarded fast.....IMAGINE HOW FAST a copy of a six figure commission check would travel

There are instances though,

April was a FANTASTIC month for us and May looks even better. I will be proud to say that I am flourishing with a contact made right here

The beauty of the contact was there was absolutely no way they were going to post because of the PERCEPTION and understood mayhem from doing so....

Be careful what you write because it's the ones reading (not posting) that may be the ticket you're looking for

i think its great that you wrote this, because i have had more then 1 email from people who didnt reply directly to the forum. i never really know what to do with such a thing. i always figured that if they weren't going to just post it out in public that they might be trying to scam.

i guess i have to rethink that.
