Hi guys,
Just wanted to pick your brain and figure what areas and price points are attractive on the NPN's. I'm getting my feet wet on the seller side standpoint and trying to get feedback. Direct buyers are a good gauge, but ultimately I'd like to get some tends feedbacks. For Example a good package what price points for 50M NPN do you expect out of Ca? What about AZ,NV?What about nationwide with CA,NV,NY,AZ in it mostly?
If you've seen a tape of NPL's then you have to be aware there are a multitude of factors that determine a pricing structure
UPB's are critical
Days out (non payment)
Regional
SFR, condo, commercial, or land
Credit
1sts or 2nds
Generally pricing to market (today) is at 40-55% of the UPB's and that number is before DD,
Of course that's a vanilla number as I have no data...
Thanks Chris appreciate the feedback, curious to gauge how the pricing will go up on commercial as time continues. Do you anticipate an increase in demand? What price points do you find attractive on commercial notes?

It's the same with all asset's
Performance, location, location, and location are going to weigh the value
We have a queue of commercial and SFR buyers and we can't understand 99% of their thinking.... :wink:
With that being said
Our investors have very different mind sets on what works and like to stay local
Pricing is fluid and totally based upon macroeconomics (minds eye)
Demand with us for commercial RE caused us to open a commercial division....
