Hey man, what price do you want for that. Anything under 60c and I will take it. Send me an NCND, I am writing my LOI right now and calling my bank president to prepair a POF. I like that one. I might even move in that one myself.

Sure Tim,

My property isn't lake front it's lake on. You'll never get closer the water than this. With some paint and a little bit of elbow grease it could be a well polished turd. Be sure to send that NCND too. The 14 brokers I have to go through to sell this thing will want it before I submit your offer. Price is 30+12. BPO is only 6 months new. Oh, I almost forgot...there's no map to it either. One of the 12 brokers has seen it at one point I am sure. Just sign this MFA and I'll be sure to ask. It's a maybe but that's better than a no. What else are you going to do with the next month of your life.

I'm curious to see what the appraiser would say regarding an ability to catch dinner from the kitchen itself?

Comps are tough to come by but one of these condos seems to have a similar Sq' and floor plan

If you ever wondered what a 33 +3 looked like........that's it!

Are you saying that ordinary inventory is being tied up prior to the manditory 72 hour MLS rule and not being offered to the public. We have relationships with all three of the banks you mentioned. Not one of them has allowed us to do anything of this nature. Can you tell me who I need to talk to so I can make this same offer in the IE.

Good to hear Marlow. I'm going to call all of our banks " 17" and ask about this. I'll be sure to use your example as a reference. My senior broker has a 20+ year relationship with at least half of our accounts. If they are willing to do this then I'm going to get much richer much faster.

NO Loan Mod with REO as the bank has already taken the property back at a trustee sale. Sure you could try to buy 5-10 that just got taken back, but those wont be at 75% and it would be a REALLY BAD decision to walk up to the just foreclosed home owner who most often hasn't made a payment in a YEAR and try to work out and agreement!

Pricing is 75% of BPO take or leave. I know that a couple of you on this post can most certainly do better but it is what it is, i'm just putting it out there.

Investors don't make decisions from a BPO as that's totally worthless to them. They use analytics and or their own method.

To be more specific south san diego counties, east county and central san diego.

To an investor 75% of BPO in these counties is above retail much like Stanislaus ans San Juaquin counties in N. Cal.

The savvy investor can find properties and have a 60-70% of " BPO" offer accepted as theres a lot of stagnant inventory. Even an appraisal is worthless these day as there are homes " comps" closing at " retail"
buy these are declining markets BIG TIME!

75% of a TOTALLY accurate BPO can very easily translate to 80% by closing and 85% a month later.

I am not discounting your offer or post, just sharing my observation.

Also having relationships with most major asset management firms and internal bank asset management, I have never seen a pre release sale period at 75% of their BPO outside of negotiated institutional Bulk sales.
AND I am not involved in Bulk Sales at present, so PLEASE NO E-Mails or PM's.
