Any of you represent or are buyer's of residential&commercial performing and non performing notes in AZ and NV? Composition is in the B's for a regional bank.
I'm direct to two banks that are currently offloading, one of them being a regional bank and global bank, has inventory nationwide for residential .
In terms of the regional bank for the commercial(AZ and NV only) the process, to begin a brief company synopsis,trade summary in last quarter and desired order, ensure buyer has a servicing capability and track record.
Upon confirmation of inventory from the bank, buyer executes bank NDA and our Fee agreement or MFA if buyer's rep is involved. Tape is cut, provided to me, we'll be on the sell side and then we're off to the races.
The global bank, need to be in a position as a buyer's rep either by direct buyer or JV w buyer's mandate splitting the consulting fee 50/50. Once we have basic docs in order, move up directly to talk to the global bank regarding the order. Need buyer to have servicing capability, track record and be real.
Figured I'd throw this out there, price point vary upon an order inquiry I'll be able to get price points from the regional bank for commercial, the global bank doesn't want to disclose anything until they're talking with the actual buyer.
