I am looking for Buyer's for bulk REO properties. I do not have, nor broker tapes. I have only the direct access to the banks through my partner, the compiler. We have a protocol that asks for the Buyer to proof up first before we send LOI to the banks. We have many clients currently and stick to our protocol. Minimum is $20 Mil.

I understand the Buyer's point of view, but our banks do business with us because of our protocol. And we will not hurt our relationships.

Since by your own admission you're not the seller why would anyone want to submit financials to you? The LOI to the banks comment is another glaring misrepresentation that you're direct and for clarification....how are you being compensated?

If you have many clients why would you risk your reputation by coming to a forum in search of more?

I guess I'm just confused....which happens a lot here lately :roll:

Selling tapes, as I am sure you know, is BS. Most of the tapes that are out there have no value. They have been shopped and chopped to the point where they are only worth the paper they are printed on. I am not saying that there are not legitimate tapes out there. I have run across a few, but they are far and too few.

I do not offer tapes. I offer my direct access. It does not cost the Buyer anything. And if the Buyer is true, proofing up is not a heavy task for them. I have a couple true Buyers and they offered the POF and LOI before I had to ask. And yes I checked the POF and it is legit.

Our approach is a little different. But so was night baseball.

Why are you so negative? I do not give out that information. And I know your response. Don't be negative, be positive.

You know why I will not tell you my banks. And no I am not full of it. I have always stated that I do not offer tape. I offer a service. I have the access to the banks and a protocol that the banks like and that is why they do business with us. I will not ruin those relationships for any one.

It's not being negative at all. You're the one saying banks pay and I am in no way shape or form seeing that nor has it ever happened with us...here's a list of the banks we are direct to or have done business with....

...and not one of them will pay any fees what-so-ever. CSFB did offer once a long while ago but that's not going to happen again anytime soon

Your relationships with these banks sound to be different than our relationships. I can tell you that a couple of your banks will pay us for our services.

As I have said, I have not completed a package. My partner has completed many. I have done my homework on him, as with anyone that I work with, and our compensation comes from the banks. Another difference that we offer Buyers.

I'm not sure exactly how you would see a difference with our relationships unless you're simply comparing the actual number of closed deals we have vs what you do. It also leads me to a level of curiosity of why you believe any one of those institutions would pay ANYONE to sell their assets... :roll:

Education tells you what will happen before it happens. I have a great teacher that has explained the process and show me the steps.

The difference in the relationships could be a mistake. I do not know what your relationship is. What I do know is that through the compiler, some of the banks on your list have completed transactions with this compiler. And his compensation comes from the banks.

Will that do for you? Or do you have more questions? The problem is that you have been building the same wheel for so long that it is hard for you to imagine anything can roll better.

Let's keep in touch. When I close the current deal I am working on I will have the proof you want. I will not tell you from which banks it came from, but I will provide proof that I did it. Good for you?

No such thing as a compiler. You'll never locate one or see a W-2 or a business card to that effect. Compilers are a fiction of the current infiltration of something I've been doing for years. If you want to spin your wheels with this direction I won't stop you and if you prove me wrong I'll be here to congratulate you

You want to talk about idiotic responses. Education is never ending. Experience is the education. I have very little experience, but my partners have the experience to do the deals.

I said "we" have many clients. I am just one of a few that brings deals to this compiler.

And let's talk about your lack of knowledge regarding the job a compiler does. You get a tape from a bank and send it off to a client to verify and confirm. That is not a service to your clients. Take the information and put it through the ringer for your client. Make sure that it is legit. That is what we do. We compile the information and give them everything to make an educated decision. If you already do this, guess what? You compile the information.

If you are doing deals at 62 cents, wow. The average is between 41 and 53.

Do not call me a liar. I have been honest from the very beginning. What "liar" or "joker" would say they have little experience?

From the beginning you have been negative and put me on the defensive. Your friend Scott went so far as to call me a "joker". I, like you, grouped you with the company you keep. I do not like being on the defensive, but I will play the game that is brought to the table. I do not know you. Never worked with you. I do not know if you are a "joker". If I jumped to a conclusion that is wrong, I am sorry. I was only following the lead given.

Let us put down our swords and try to accomplish our goals. Remember this is new to me. It seems this approach is new to the industry. When our approach closes a deal, that I can share, and I can get some legitimacy, maybe then we can meet and talk openly about this new direction.

That in a nut shell is a pile but it has nothing to do with compiling. NO BANKS are releasing data analysis for "brokers" to shop as it deteriorates the value faster than you've ruined what little opportunity you had here of getting a buyer. Now you're a compiler of information :lol: That's hilarious!

Your perceptions of market values are so ridiculous it leads me to believe that you're either in Memphis, Ohio, or Michigan...or maybe you're pricing non performing loans. REO is not trading at or in the 40's (unless you're selling on Topix). Somehow you have an average of something you've never done? Something about denial and a river in Egypt starts to sound familiar

It's quite evident you're a colossal wasted effort and this is where I quit wasting my time with someone that clearly is lost,

I gotta say, your statement that you have completed 0 deals, but the average deal is from 41-53 kind of exposes that you are either deceptive, uninformed, or unclear on what the word average means.

There is a LLC that has just been formed consisting of 4 banks that have a minimum of $350 Mil packages. Their price point is between 28 and 32 cents.

From the conversation above and my lack of experience I have confirmed what I have stated as far as price point and compensation. I do not have a tape. What I have is the access to the banks.

After my conference call tomorrow with a group out of NY we will pull tape. I have been granted permission to show my ability to pull tape with that transaction. I will give you what information I have so that you can feel comfortable.

You have to be careful with what you say on here! You are not dealing with Rookie Investors on this Forum. People from this Forum have been in REI business for many years. I know the REO's very well. Good Luck with your compiler! I do wish you the best. I would like you to close a deal. I just can't see how, with what you are saying.
