1/2 the properties on the last few "nationwide" tapes we moved were MI (Heavy Detroit) and OH (Heavy Cleveland)

Can I ask a quick question? Why via Quit Claim deed? Also, I noticed earlier someone posted one price for QCDs and one for WDs. Were you given Covenant, Corporate, or Warranty Deeds from the banks or Quit Claim Deeds? What assurances, short of us ordering our own title work on each house do we have that title is clean and foreclosure process was followed properly?

Steve they were purchased from the bank via Quit Claim and that's why I'm selling them the same way. I ask any buyer of my homes to do their due diligence before we go into contract. Whether its a single home or a bulk deal, its on the buyer. I will tell you that the package above is all from the same financial institution and so far have sold 90 homes from the package without any problem as far as them having a mortgage on them. They do occasionally have back taxes or water bills etc.

I will NOT guarantee anything on any home so I guess the answer Steve is, short of you doing your own title work with a Quit Claim Deed I cant guarantee a tax-free, violation free , etc title.

I work hand in hand with a national title company for all my deed and closing work, I can arrange an "all warranty deed" deal for a premium but prefer not to be busy with it and just sell it for cheaper via Quit Claim.

I suppose I should have been clearer in my OP. SUBURBAN means properties outside of Detroit. I am happy to present any Detroit tapes to other investors we know locally, but WE purchase suburban property ourselves. If your tapes contain DETROIT as city name, we have no interest. Sorry.
