How many investors are there in this country who want the opportunity to buy REO properties, but do not have the resources and/or knowledge to buy at auction, Trustee sales, direct from banks, direct from banks via bulk reo packages, etc? I would say it is in the tens of thousands.
How many home buyers are there who would love the opportunity to buy bank owned properties and not pay the retail MLS list price? Again, in the tens of thousands, if not hundreds of thousands.

Very few have the financial resources to acquire full tapes from bank REO holdings. Most of these tapes consist of many properties valued at 5 million or more. What if you could buy just one REO, and get bulk pricing rather than the full price on the MLS? Interested?
Post here that you are interested in taking part in buying REO properties from Bulk REO tape owners, and your contact info must appear in your profile. Please do not post emails, websites, phone numbers etc. in your posts as it violates forum rules.
All interested parties will be contacted and given instructions on how this system works.

Now is the time to buy real estate. Times are tough, the economy is in the tank, many are sitting on the fence, most are running scared. That is precisley the time to take action and buy. Any financially independent individual will agree that the greatest opportunities are found during the worst times and that you must be prepared to take action and take advantage of those times to succeed. :lol:

Your post hardly rates as a "whoopeee"....as there are tons of false promises on the net. Real buyers are already buying and a new "pool" idea is hardly exciting

I know exactly what you mean. Too many flase promises and only a handful that actually deliver.

In this case, it is no a "buyers pool". I am not stringing together a bunch of buyers to take down a REO tape. What I am doing is putting buyers of singles with actual REO tape owners who currently have a tape of properties to choose from. This gives the individual buyer the ability to purchase properties of REO's at just above bulk rates and well below what they can get them for direct from a bank on their own or off the MLS.

Hope that clears it up.

It is not clear how this works but I'm interested. I would like to know more information.

I appologize for the confusion Chris and all. I used the wrong terminology in the original post. I have now edited it so it reads correctly.
What I meant by the "buyers pool" is that all interested individuals looking for REO properties at steep discounts that they can not get on their own buying from the MLS or direct from banks, will be put on a list and then all the REO properties from the bulk tape owners will be given to them so they may pick which one, or two, or three, etc. they want without having to buy a full tape.

We recently spent some time with a product desk, of one of the top 3 Foreclosing servicers for my market.

First and foremost, denial is not a river in Egypt

I can buy cheaper off the MLS one at a time, than the 32 UPB that they felt was a great buy. We went in with spreadsheets of addresses not zip codes, of the product we wanted. None of this product was listed on the MLS as well.

No fade matrix ,just we want to buy these assets at this price.

To be brutal.....
with the vetting process we went thru. I can not imagine any of the internet shadow world brokers having real product, as "chaining" their inventory is a no no.

So far all of these internet "players" that I have met are all flash no cash, also no real product.

I attended a Invite only meeting put on by our local Congressmen Gary Aubuchon. I got some face time with a Fanni and Freddie rep there.

Not real impressed with the attitude towards investors as a whole.

I am looking for tape owners who can offer REO properties to me and my other buyers at good price points. I spoke with Lee tonight and had a great conversation with him. found a phone number for the bank, called and asked for the product desk. It was pretty easy.

While, had I been intro'd in, I think it would have went a lot easier.
