This is my first post here but I have been a member for about 4 months. I am new buyer trying to find a legitimate source of Bulk REO's. Please vote for the member you have done business with or you feel form their posts are the most experience seller of REO's On Biggerpockets. YOU CAN NOT VOTE FOR YOUR SELF IT HAS TO BE ANOTHER MEMBER.

Give Mark a chance. He apparentely is trying to weed out the fakes here, and only looking to find a TRUE seller. Why don't you tell him about your new package of 200 assets? By the way Mark, Nick's company is legitimate, I have bought several homes from them.

I was trying to get someone to refer another member and cut through some of the BS out there. I have been burned twice so far jumping through hoops with people that have not been able to perform. My money partner is starting to getting frustrated and so am I. I have provided a VOD which was fine for most people, than one Broker tells me that is not good enough we need Sanitize statement. I will not be surprised if some guy asks me for a picture of myself standing in front of 2 million at the bank. It is hard to believe with all the members posting here that there are not real buyers and sellers.

I would suggest reading the archives of BP and getting a sense of what people are about - in a few hours you will find someone you click with or start to build some trust with.

I have never met or done work with Nationwide and I have only been here for a week (under a week) and I know that he knows his stuff and "seems" to be a decent person.

On the flip side there are people I feel the opposite about after reading many posts -

So - I would really suggest spending sometime here and before long you will get a sense for who is legit and who isn't.

I also just started here and I started to read all the conversations. As I read, a pattern developed that showed who was knowledgeable.
I was able to speak/email with 2 people already and I hope we can make some progress.

Thank you for your kind words. ALthough you have only been here a week, I can already see you are not full of fluff and BS and you have already provided some valuable content in a short period of time. We will all benefit by you sticking around.

Red flag #1:
"I am direct to the bank" = I am direct to my sister who dated this guy who is an agent who has an investor who works with this guy at the bank who knows the mandate for the REO's. All I charge is 3% (+3) and all you need is a POF, cash wired into my escrow account, an LOI, and photos of your children.

Just to make it easy,

There are NO SELLERS here! There are many that seem to be able to handle a conversation regarding their ability about selling/brokering/mandating....etc

When we sell opur portfolio'd assets then I'll change my title but as I've always said

I can/will and do get paper but (no offense to Josh) I don't come here to sell it. I already have relationships that have proven themselves over the years that I have played in the secondary (disposition) markets

How goes it in your world of late?

I have been learning a lot about Default servicing in my current position, and Green Tree has been kicking butt getting new portfolios to service. We just aquired our largest portfolio of $8.5B with WAMU, and we are servicing for FNMA again. Its definitely a good time to be in REO.
