A quick overview goes like this. As an investor you purchase properties at liquidation prices, avg 8K per home, from us. In turn we service everything from providing legal and related ownership instruments, property portfolios, property inspections, advertising and resale of the property, buyer qualification discoveries, creation of owner financing loan instruments, servicing of the owner finance notes, escrow of taxes and insurance expenses and the handling of foreclosure proceedings should it become necessary. This creates a fully hands off investing opportunity for you.
The properties are sold under rental rates for 800/dn. All properties are sold in seven months typically. One third in two months, one third in seven months, and we give one third to charity. Conservative numbers.
Notes are created, performing first mortgage notes valued at three to four times your investment. These are for 15yr 11%. You get strong monthly cash flow with an exit that can include keeping the cash flow or more typically selling the notes at a discount in 24 -40 months at a conservative 30% discount. This investment will yield an annual return between 25% -50% with total ROI about 170%.
