Many of the members of BP who frequent this Bulk REO forum have had in with all of the spammers who try to sell REO product. So in an attempt to seperate the phonies from the actual sellers I have decided to create a private group where we can really get something accomplished...The group was created to share sources of TRUE REO sellers, discuss opportunities, and assist others. If you would like to join, send me a PM and I will invite you. If you decide to join, you will be expected to contribute. If you are peddling someone elses assets you will need to convince me why I should add you. You will need to prove that you can provide real product with no nonsense.

I don't need to be added to a group to tell you the same thing I've always said:

1) Assets are easily acquired
2) Expect to see "80's" in pricing (current floor)
3) If you're not the check writer I don't have the time, patience, or desire to take you anywhere!
4) I don't take calls or emails seriously until a 25M amount is surpassed.....and that's working capital!

Yeah, but us small guys need a platform where we can buy. And I understand that what I'm getting is on the secondary market. I just don't need it to be marked up 5 times. Hence the group. You can chime in from time to time!

Skylar, I think it is fair to say that the answer is: There are no "true" or "real" bulk sellers here on BP (excluding a tiny palmfull of major players who are too big for us anyways!). YOu have several members now and almost all are buyers. :cry:

Very good topic Skylar. Would like to be able to be added to your list. I have had phony list from others, but as I worked and weeded through many of those I have found some TRUE INVENTORY. I am in contract with several right now. If you would like to PM me so we can go over your PROTOCOL I do not have a problem with that. I have always said that many want to be in the GAME, but they do not TRULY understand the GAME. I appreciate your attempt to do what you are doing. Many will not come because they feel like they will be exposed for who they are. I have always said that if you can not VERIFY the info then most likely it is FAKE. I'd just like to get back those few hours that I have spent talking to these supposed "bulk dealers".

Bulk Dealers are like wholesalers - there are two on every corner.

And like most wholesalers, bulk dealers, at least the ones that pop up here, are just wannabes that wouldn't know how to do a real estate deal if their life depended on it.

Think of how lame it is to advertise the properties of others.

Get your own money and play the game like a real players....or get out of the way and let the businesspeople do their business.

Nice to hear from you. We have a fully turnkey managed liquidation priced properties avg 8K per property.

My website has a buyers kit on it with full details.

Please go to my site under the second page entitled "bulk REO acquisition" if you look to the right you will see a link entitled "Private Investors Buyers Kit" it explains the program in gory detail.

A quick overview goes like this. As an investor you purchase properties at liquidation prices, avg 8K per home, from us. In turn we service everything from providing legal and related ownership instruments, property portfolios, property inspections, advertising and resale of the property, buyer qualification discoveries, creation of owner financing loan instruments, servicing of the owner finance notes, escrow of taxes and insurance expenses and the handling of foreclosure proceedings should it become necessary. This creates a fully hands off investing opportunity for you.

The properties are sold under rental rates for 800/dn. All properties are sold in seven months typically. One third in two months, one third in seven months, and we give one third to charity. Conservative numbers.

Notes are created, performing first mortgage notes valued at three to four times your investment. These are for 15yr 11%. You get strong monthly cash flow with an exit that can include keeping the cash flow or more typically selling the notes at a discount in 24 -40 months at a conservative 30% discount. This investment will yield an annual return between 25% -50% with total ROI about 170%.

I need help finding the real sellers, I PM you to join your group.
Do you have a list of the sellers to avoid? So far I have worked with about 9 different ones and the long chain does not show up til much later...what a waste of time! Is there a way to find out up front? The LOA does not seem to help...
